Gathered around the dinner table, my family started a lively discussion about the names of each generation. I'm a proud Baby Boomer, and my son is a Millenial (although he would argue he's a Gen X) and the kids around the table tried to decide where they fit in, whether it was Millenial (Gen Y), Gen Z, or Generation Alpha. So, as I began studying for my SRES Designation (Seniors Real Estate Specialist), I was fascinated to review the dates of birth and characteristics of each generation, and how these groups relate to buying or selling real estate. The GI Generation, also known as the Greatest Generation, were those born between 1901-1924. These were the teenagers during the Great Depression and they served during WWII. Their numbers are dwindling as this age group is over the age of 95....

June is National Home Ownership Month! I am a firm believer in home ownership. I purchased my first home at age 17. Since then, I've bought and sold over a dozen PRIMARY residences, not including fixer uppers and flips. Perhaps I move more frequently than most, but with each move, I was able to reinvest my profits and "move up" in value. Did I mention I love real estate? As a child of Depression Era parents, I learned at an early age home ownership was the ONLY way to go. Mortgage payments were substantially less than they are today, but so was the cost of living. In 1950, the average annual income for the middle class was roughly $3,000, which would equate to around $29,000 today. (Courtesy of a quick web search.)  In college, one of my assignments was to present a speech to the class....

Vendors, volunteers and tasters had a wonderful afternoon at the 2019 Taste of Flowood. The event was held at Mirror Lake Plaza on Lakeland Drive. Food tents were set up outside while restaurant owners served samples of their signature dishes to the delight of ticket holders.           The weather could not have been more perfect. The food was scrumptious, and a local band entertained participants throughout the evening.   Over 35 vendors served food and liquid refreshment to the sold out crowd. There was a vast array of tasty treats, from BBQ to grilled oysters, shrimp, chicken salad, steak, prime rib, sub sandwiches, homemade mac and cheese, tea, coffee, and specialty drinks, and a wide variety of cakes, cookies, puddings, and tiramisu.   There were activities for the kids too, with a...

Do You Love Where You Live?  My February postcard with its Valentines Day theme is one of my favorite marketing pieces. The flip side contains a message about allowing me to play matchmaker to help you obtain the home of your dreams. I've always considered myself a real estate matchmaker. I pay attention to what my client tells me they want, then put my years of experience to work to find it. These postcards were distributed to hundreds of Brandon, MS residents in time for Valentines Day. If buying a new home is one of your goals this year, share your dreams with me. Halloween is approaching and is a childs' third favorite holiday behind Christmas and Thanksgiving. While older teens and adults may enjoy costume parties, kids can't resist Trick or Treating. Follow these 10 tips to ensure a safe and fun-filled Halloween: Know when Halloween will be observed in your area. Strange as it may sound, many communities designate alternate nights for Trick or Treating if the 31st falls on Sunday. Check your neighborhood Facebook page or the city's website to be sure. Teach your children to look all ways when crossing the street. Look left, right, then left again when crossing and continue to look while crossing. Always walk on sidewalks or paths. If there are no sidewalks, walk FACING traffic as far off the road as possible. Decorate costumes and bags with re...

I've heard listing agents say they don't care for multiple offers because they are "stressful".  That doesn't make sense to me. As a listing agent, receiving multiple offers mean the buyers will present their best offer, which will result in a higher bottom line for my seller. Price, however, isn't the only consideration in deciding which offer to accept or counter. Terms can be just as important if not more important that the sales price.  When representing buyers I want to avoid multiple offers, but if representing the seller, my job is to get the BEST offer I can on his or her behalf. When offers arrive, they are opened and reviewed. I've successfully negotiated several multiple offer situations this year. In one example, Offer #1 had THREE contingencies;,  financing, a home inspecti...

This weekend I took my granddaughter to Winners Circle Park and the Nature Trail in Flowood. She wanted to meet some friends and we ended up walking on the trail. It was a typical scorching Mississippi afternoon. As we walked over the bridge to leave, these four Canadian Geese were swimming equally spaced as if they were synchronized swimmers. On cue, as I raised my camera, they turned and swam to the right. This is the photo I captured.Winners Circle Park and the Nature Trail are just two of the amenities of Flowood and the Reservoir Area. Explore Flowood and see what other sights we have to offer. Also See Friday Photos - Flowood Nature Trail If you are considering a move to Flowood or the surrounding area, or if you are a home owner interested in what your home is worth in todays mark...

Two tornadoes have passed dangerously close to my home over the course of the last two weeks. Each time I found myself hunkered down in the closet. The first tornado went less than a half mile east of my home; todays' early morning storm was a half mile west! My neighbors and I feel like we have a target on our back.Fortunately, there was only minor damage with each tornado. Downed tree limbs, trees toppled, their roots upended. Shingles were ripped from rooftops, but to my knowledge, no injuries or car accidents as a direct result. Nearly 1000 households were without power at 10:00 a.m. **I'm now receiving reports of multiple trees down in nearby neighborhoods, roof damage, fences down, etc.Tornadoes are most common from March to June, but can occur at any time. It's wise to take precau...

If you act within the next few weeks, there is time to be in a new home for the holidays.  While it's true that real estate sales typically slow down in the fall months, people still move during these months and there are fewer buyers (less competition) for homes on the market. You can take advantage of historically low interest rates and be IN YOUR NEW HOME by Christmas. If you thought home ownership was out of reach, or you plan to wait until spring, let's have a conversation about why NOW might be a better time to make your move. Let me help you be home by Christmas!

After sitting through eight hours of Continuing Education class, I needed to stretch my legs. The perfect place to do that was at Flowood's Nature Trail. The nature trail adjoins Winners Circle Park and is a peaceful, beautiful trail suitable for walking, jogging, or dog-walking. Flowood Nature Trail has picnic tables, several small pavilions, and pavilions for rent for parties, weddings, or other events. The park is open daylight til dark. Contact City Hall for park information.

A neighbor stopped by to comment about the Canadian Geese that have taken residency in our neighborhood. Since we have fresh water and green spaces, they seem to like it here.If you've never lived with waterfowl, you don't truly appreciate how nasty they can be. Sure, they are fun to feed and interesting to watch, but have you ever noticed how much POOP they produce?According to an article I read, one goose can consume up to four pounds of grass a day and poop up to two pounds of droppings. Since geese mate for life, two plus two will soon equal a gaggle of geese! A safe estimate would be that we are home to over 200 geese. While researching how to relocate the geese, I visited the MS Wildlife, Fisheries, & Parks website.  An article suggested loud noises, bright lights, barking dogs, an...

It may surprise you to know that Mississippi has alligators. This gator was spotted literally in my back yard at the Castlewoods Country Club. Golf courses like to keep alligators on the property because they eat snakes. Residents enjoy seeing them, but some are naturally spooked due to their proximity to residential areas.  If a gator becomes a nuisance, the MS Department of Wildlife, Fisheries and Parks will come capture the big boy. NEVER approach an alligator and DO NOT feed the wildlife.

Spring is here and it's time to get outdoors. Many of us are ready for Spring Cleaning, and that includes the exterior of our homes. While we were indoors this winter, the elements played havoc with our homes' exteriors. Here are 10 things you can do to enhance the value of your home and add curb appeal: Pressure wash the exterior. Clean the soffits and fascias, sidewalks and driveways, porches and decks. The house will sparkle, and you may extend the life of your paint job. Paint the exterior of your home if needed, and replace any rotten wood. Seal and caulk around windows and doors. Clean the gutters. Not only should gutters be free of leaves, pine straw and other debris, they should be washed to remove mildew and grime. Freshen up those flower beds! As a flower lover, I have many blo...

If you have mold (or conditions conducive to mold) , it should be eliminated as soon as it's detected. Most mold comes from moisture damage from a broken water pipe, a leaky roof, or flood, but it can also grow from high humidity aka dampness. Although I'm not a mold expert, I have encountered mold on several occasions. If mold is confined to a small area, it's possible to clean the surface, extract the moisture, prime and paint, and be good to go. If mold is severe and widespread, you will need to remove the damaged sheetrock, scrub and treat the studs, and replace with new sheetrock.I recently closed on a house that had an unfortunate encounter with a ruptured water heater. The water damage was ignored for several weeks and the result was a nasty case of mold on - and IN -the walls. T...

While taking a shortcut recently trying to avoid road construction, I came across this partially painted water tower. I couldn't decide what it resembled more -  some sort of space ship or a Big Green Egg. It could also pass as an amusement ride at the state fair. What do you think it looks like? This water tower is located just off Lakeland Drive (Highway 25 North) in Flowood.  Wordless Wednesday - The Martians Are Coming!
