As a licensed real estate professional of 15 years I have a little experience under my belt and came to the realization long ago that as a Realtor I really don’t sell anything. Oh sure, I sell real estate but it’s not my real estate so I’m not really selling the real estate, just the knowledge and information of how one would go about purchasing said real estate without experiencing hardships, pitfalls and loss, either monetary or otherwise. So, really real estate agents sell information and advice. Wouldn’t you agree? I’m currently working with a buyer who has been the ideal buyer. He has taken my advice and ran with it.  I sent him to see my favorite lender and he made an application, was pre approved for a zero down payment USDA Rural development loan and a pre approval was email...

Wildwood Subdivision, Carriere, Ms Dear Picayune Home Buyer, One of the best neighborhoods in the Picayune area is Wildwood Subdivision, Carriere, Ms. I should know because I sold several hundred lots there when the subdivision was first being developed. When I arrived there were no paved roads, no water, electric or sewer systems. Just miles and miles of dirt roads surrounded by thousands of pine trees, dew berries and blackberries. The first home built in Wildwood Subdivision Carriere, Ms is 51 Fox Pen Dr. It was built by Calico Construction of Jackson, Ms and was sold to a young newlywed couple from New Orleans and New York whom are now my dear friends. Currently there are over 425 lots sold and 75 homes built in Wildwood Subdivision Carriere, Ms and 12 for sale. You can see these ho...

Realtors must be insane. We’re constantly abused by the public, the government and the business community and we continue on our way, write another check and sell another property. Here’s the belief. Everyone in the world (except for realtors) think that Realtors are mega wealthy icons that can afford to pay out to everyone who has their hand out so that we can stay in business, working 7 days a week, 365 days a year. Right now, whether you realize it or not, our industry is more and more becoming an industry of high technology. You’ve seen the numbers. Almost everyone who buys a home starts their search on the world wide web and where are they searching? Trulia, homes.com, Realtor.com, Frontdoor, and on and on and on. Where do these websites get their data? From me. From you. We are th...

It’s a typical concern for all sellers when they are starting the process of selling their home.  You want the most amount of money in the shortest time possible.  How can you do that when you know a buyer is going to try to negotiate the price down to get a bargain?  Your first reaction is to price the home higher because, you believe, you can always come down on the price later. Although that sounds like a sensible thing to do, you need to understand how a house is marketed, and what agents and buyers are thinking. Most sellers believe that a Realtor’s job, when listing a property, is to find the buyer for the house.  Truthfully, a listing agent is a “marketing agent”, and if they are doing their job honestly (and not keeping your house a secret so they can find their own buyer and ...

The First-Time Homebuyer Tax Credit, made available through the American Recovery and Reinvestment Act, is coming close to expiring. In order to take advantage of the $8,000 tax credit, you must close on a house on or before November 30, 2009. This tax credit is available to "first time home buyers" (anyone who has not owned a home over the past 3 years). There are a few other stipulations to receiving this credit. The tax credit is 10% of the purchase price of the house, up to $8,000. Therefore, if you use this credit to purchase a $30,000 home, you will only receive a $3,000 credit. It must be your primary residence where you live more than 50% of the time and you will have to do so for three years or the government will take back the credit when you sell the home. To get the full cr...

With so many homes on the market today, a new property listing can get lost in the sea of listings, even in a small town.  When you are a seller needing to sell your home, you don't need just a sign in your yard, and a hope and prayer that the realtor you have chosen will miraculously find a buyer.  That may have worked in the past, but I'm sorry to tell you that it doesn't work in this market, today. With Strategic Marketing, Pinnacle Real Estate Services markets your home in a variety of ways to put it out in front of more buyers.  Your home can't be the best kept secret.  Let's face it - You've picked up a real estate magazine that "showcases" the houses for sale in any given area.  What do you notice about those pages?  Are there many differences between one ad and another, or are t...

Are mortgage companies and banks still lending? There is so much speculation and false information on the news today, so I thought it would be good to interview a mortgage lender and see what, in fact, is the situation. When thinking of selling your home, there are many things to do before calling a Realtor and having a sign put in the yard. Many people assume that they should first have the house put on the market, and THEN start to fix the things that need repair. First things first, you should Think like a Buyer! If you were out looking for a new home, would you be impressed with one that the seller “promises to repair”, or one that is freshly painted, clean, and ready to move into? Start Making a List! Put yourself in the buyer’s shoes. Walk out your front door, go right out to the street, and then turn around. Now take off your owner’s goggles (you know, those rose-colored glasses you wear when looking at your home), and look that house in front of you. What do you see? When you look at your house...
