Dryer vent cleaning is often overlooked by homeowners when performing regular appliance maintenance.  Failure to clean dryer vents is the leading cause of over 15,000 dryer fires reported annually causing injury, death and nearly $100 million in property damages.  Considering these staggering numbers, the fee for dryer vent cleaning is little compared to the loss experienced after a dryer fire.   Other causes of dryer fires include storing combustible material near the dryer, mechanical and electrical problems and the use of vinyl, plastic or flexible foil for dryer vents.  This used to be acceptable; however, UL safety standards have changed.  Dryer vents should be made of rigid or semi-rigid metal.    Here are some tips for consumers to prevent dryer fires and to protect themselves in...

The 1st Quarter has ended for the Town of Derry and the absorption rate figures are in. Derry ended last year strongly gripped in a Buyer's Market with an absorption rate of 7.89 months, this meant that at years end it would take approximately 7.89 months for the inventory that was on the market to be sold. Any time the absorption rate for an area is above 6 months, the market is considered to be a Buyers Market. Derry's 1st quarter results show that it is still strongly gripped in a Buyer's Market and that its market position has worsened. The absorption rate for Derry has moved up to 9.14 months, which means that it will take even longer to move the current inventory than it did at the beginning of the year. Derry Sellers need to take the absorption rate of their Town into considerat...

As the title implies, it is very important to choose the correct Agent when you decide to sell your home. How do you go about doing this, what are the correct questions to ask, do you work with an Agent that a friend or family member refer to you?  These are just a few questions among many that face the average home owner when they decide to place their home on the market. First I think you should look at whether there is someone you know in real estate or that could be referred to you. Sometimes the best Agents to work with are ones that are referred to you, what you want to ask the person who is referring the Agent to you is why they are recommending them. You want to ask how do they know the Agent, did they use them themselves, what was their experience with them and why they think t...

The end of the year has come and a new year has started for the Town of Derry. With the beginning of a new year comes the question of how the Town faired when it comes to marketing/selling homes. In order to determine how the Town of Derry did, we have to look at the absorption rate for 2008. The absorption rate is the amount of time it will take for the current inventory of properties for sale, to be absorbed by the market. Real Estate professionals generally agree that when the absorption rate for a Town is above 6 months we are in a Buyers Market, if it is below 6 months then we are in a Sellers Market. The Town of Derry's rate came in at approximately 7.89 months, which means that a Seller can expect it to take about 8 months for their property to sell. The Town is definitely in a B...

Derry, New Hampshire Derry, New Hampshire is a growing town in Rockingham County. A prosperous bedroom community for the cities of Manchester and Nashua, both less than a half hour's drive away, Derry offers a convenient location, a thriving local business climate, outstanding schools, and excellent opportunities for outdoor recreation and leisure. First settled by Scots-Irish families in 1719, Derry was incorporated in 1827. A small farming community in its earliest days, Derry emerged as a center for linen manufacture in the mid-19th century. Derry enjoyed a population boom in the decades following World War II as major transportation routes expanded and the Greater Boston region grew to encompass most of southeastern New Hampshire; residential and economic growth continue unabated to...

Late last month our office held its 10th anniversary yard sale, which benefits the Shepard's Pantry in Derry. This year besides our yard sale we held a raffle for two Celitcs Tickets for an upcoming game. The weather was not very cooperative, but our office was determined to hold the sale no matter what the weather conditions were. Not surprisingly New Engenders being what they are, came out in droves to view and purchase many of the items that were on sale and to buy more raffle tickets. The end result of a long days work was that we raised over $3,170.00 for the Shepard's Pantry. The check was presented earlier this week to them and the money will go to provide much needed food at their pantry and dinners at their kitchen. As we move into the Holiday Season I would like to ask everyon...

Have you ever walked or driven by something on a regular basis and never really see it? It's part of the landscape you take for granted, always there but you never stop to look or explore. Taylor Sawmill is like that for me. I've often admired it as I drove by on my way to somewhere important, always too rushed to stop and really take it in. Today was different, not that I had more time but something compelled me to stop and get out of my car and walk around the Mill. I was surprised to discover it's rich history and the fact that it is a working sawmill and open to the public. The sawmill over looks Ballard Pond and is part of the 71 acre Ballard State Forest all donated to the state of New Hampshire by the owner, Mr Ballard, who owned the sawmill, a farm house and the 71 acres of fore...

It appears that our local Hospital (Parkland Medical) will now be providing additional medical services, in the form of Cancer treatments. Parkland Hospital has partnered with the Lahey Clinic to provide this service and patients living in our area will no longer have to travel to either Boston or Manchester in order to receive treatments. This improved medical service is a great boost for the local Rockingham County area and its residents and is another example of why it is great to live in Rockingham County!

I know on the surface that this might sound like a silly question to ask, but there are a lot of Consumers (and even Realtors) that don't know what a Buyer Agent is or how they work. A Buyer Agent is a Licensee who has signed a contract to represent a Buyer, in a real estate transaction. With out a contract an Agent cannot represent a consumer in a transaction as " The Buyer's Agent", this means that the Agent should not advise the consumer about properties they are viewing in any way except when its about revealing material facts. They are to be honest with a Buyer (this includes informing them that they will not be giving any assistance to them) and do ministerial work (handle the paperwork, escort them on showings). The things an Agent should not be doing are: 1) Advising the Buyer a...

The Market Absorption Rate is a theory that helps to illustrate where the market is - are we in a buyers, or sellers market? As of today January 6th, there are 176 Residential Homes for sale in Derry, NH.For the month of November 13 Residential Homes sold. So, taking the 1 month sales of 13 units for November, and dividing it into the total inventory of 176 we get 13.54.That number of 13.54 represents the theoretical number of months of inventory that is currently on the market in Derry.  A true Sellers Market would be indicated by less than 6 months of inventory.  13.54 indicates that a buyers market exists in Derry.  Compared to the 10.53 measure in November the market is not improving in Derry even though inventory is down.  Different conditions may exist at different price points.   V...

Leachfield rejuvinates after 8 years.Monika and I listed a Condex last week in Derry, NH and we received an offer on it after the first showing.  We came to terms pretty quickly and then the appraisal was yesterday and the home inspection this morning. When I arrived ten minutes early the buyer, seller and home inspector were there and I could see the septic inspector drilling in the back yard. The last few days have been pretty mild but overnight the temps have plummeted and he needed a drill to dig into the leach field. When he was done I was surprised to hear him tell the buyer that the leach field was in better condition than it was when he inspected it for our seller back in 1999.I asked him how could this be? When this unit was purchased in 1999 it was 15 years old and the leach f...
