Many years ago I sold my own house in the late 80's market by a lease purchase. It was a tough market with the savings and loan crisis. The idea is to get a deposit on the purchase up front and lease payments, basically rent over a period. In many cases some rent will be applied to the purchase price. The reasons for a renter/buyer to do a lease purchase is to build equity and have more time to save a down payment. Many times it is a period to repair credit score. It works under the right circumstance and is a good tool. Lately, I have been asked by renter/buyers about it. I am starting to do these arrangements again. This town would be considered --- a luxury zip code --- and the data for this market that includes homes/properties over the $850,000 price point. Upper Saddle River homes sales have lagged the market. The boom years created a large inventory of new high priced homes. These homes are dropping in price and pushing down on the inventory below them. This leave little distinction in home prices between a 4500 sq ft to a 8000 sq ft new home. I have written about this phenomena before. It is when homes are provide far above the neighborhood normalized ceiling price for a community. The normal market purchasers become lock out of the market and the market doesn't attract enough buyers at these expanded size and scope of development. Upper Saddle River home sales from 2003 to 2008 show a sales volume decline from 2005 of over 40%. The median sales price also fell over 20% from the high. A large amount of large new homes constructed, controlled the Upper Saddle River real estate market price levels. It is my belief that the inability to finance these homes due to the lack of Jumbo loans over $1,000,000 has affected this market significantly.  As of this now 2/25/2009 there has some available jumbo loan money at a reasonable rate. These loans can be done up to $4 million dollars with 25% down carrying 6.5% interest with no points. For some time now large Jumbo loans have been either priced out or non existent.
