Fernley is now eligible for the "Neighborhood Stabilization Program (NSP) to assist homebuyers in purchasing bank-owned homes in Fernley and Dayton.  Funding is available through Lyon County's Neighborhood Stabilization Program. As a component of the Housing and Economic Recovery Act of 2008 (HERA), the NSP is specifically intended to stabilize neighborhoods experiencing the negative effects of the sub-prime mortgage crisis and the general economic downturn.  These localities are identified as those hard hit by foreclosures and are statistically at high risk of continued market deterioration.  Lyon County is taking applications for the qualified homebuyers Down Payment Assistance Program (DPA). This program is funded by HUD through NSP funds and provides $30,000 to qualified homebuyers ...

Secretary of Housing, Shaun Donovan reported on Tuesday that the Federal Housing Administration is working on a policy that will allow FHA approved lenders, HUD approved nonprofits and state and local housing finance agencies to "monetize" the tax credit through short-term bridge loans. First-time home buyers will soon be able to access their $8000 federal tax credit when closing on a home through a short-term bridge loan that will cover their down payment on FHA-backed loans. At the National Association of Realtors midyear conference in Washington, D.C., Donovan told members "We think the policy is a real win for everyone, ensuring that borrowers can tap into the numerous organizations that are already part of the FHA network to receive this additional benefit.  Donovan added "We all w...

Everyday the newspapers are filled with troubling statistics on the economy and foreclosures. Sometimes it is hard to find any good news at all.  Let me tell you about a success story, a recent transaction that I had representing the buyers Justin and Nickia. The young couple with their two children were looking to purchase their first home.  The timing was right, home prices were at an all time low, and interest rates made owning a home an affordable option. The couple easily qualified for a USDA Nevada Bond Program loan which meant no money down and  a very low interest rate. They put in an offer on a foreclosed home for $129,900 and asked the bank to pay $6000 in closing costs. April Diehl at PrimeLending in Fernley is an extremely detailed Loan Officer and she handled all the pa...

Hello, Bob Climer here at Residential Resources Real Estate Company. Today's topic of discussion is forclosures... Definition of Forclosure, as Defined in Wikipedia Foreclosure is the legal proceeding in which a mortgagee, or other lienholder, usually a lender, obtains a court ordered termination of a mortgagor's equitable right of redemption. Usually a lender obtains a security interest from a borrower who mortgages or pledges an asset like a house to secure the loan. If the borrower defaults and the lender tries to repossess the property, courts of equity can grant the owner the right of redemption if the borrower repays the debt. When this equitable right exists, the lender cannot be sure that it can successfully repossess the property, thus the lender seeks to foreclose the equitabl...

Hi Northern Nevada Neighbors,          This is a new feature of my Active Rain Localism blog -- a place for local folks to read about my listings that have sold!  This was a great deal on a four-year old home in the popular Fernley Golf Course Community.  At 1,684 sq. ft., with 3-bedrooms and 2 bathrooms, this was a wonderful deal.  A single story home with a 3+ car garage, this place was perfect for a young sports-oriented family! Of course, the best part of this was the great Rasner-Yacenda price in the "Market that's Not Supposed to be Very Good!"  Check it out, you'll be impressed what this buyer found among my listings!  And remember: I HAVE THE LISTINGS THAT SELL BECAUSE I HAVE GREAT BUYS! The flooding from a levee break in Fernley Nevada (NV) has had a fair amount of media coverage (nationally and local).  I noticed an increase in search activity for specific street names in the area on my site and thought I'd try to help people out by putting up a google map showing the flood damaged area based on the best information that is available from local news sources.  I tried to find something like this but could not - only a summary aerial photo.View a Fernley Levee Flood Area by Google Map on my blog site.  The map is fully interactive and can be viewed in full screen.I hope this helps in a small way for local home owners and other interested parties.Mitch
