This past Monday, during a press conference to promote Upstate NY , the Governor Andrew Cuomo announced that IBM, will be bringing 500 jobs to Downtown Buffalo. The company will bringing the jobs to a new Technology Corridor, that's location has yet to be determined. The Governor was quoted as saying, “If we’re creating jobs, people have a reason to stay here. If we’re creating jobs, people have hope. If we’re creating jobs, it’s a tax base for the mayor. If we’re creating jobs, there’s a tax base for the county. Jobs are everything,” Gov. Cuomo said. “I am so excited about this because it is the right place to be, the right project, the right direction. IBM is the right partner to have.” This comes days after the announcement that the old Trico Plant was sold to the Krog Corporation f...

Plenty of showings, but no offers on your Buffalo, NY home? If you're seeing plenty of potential buyers coming through your Buffalo home for sale, but none are presenting offers, there could be a very good, yet disappointing, reason: Your price is too high in comparison with similar homes. Your home is being used to encourage the sale of other homes in Buffalo. Here's what happens: Agents first bring buyers to your home, then they take them to a similar home that is significantly lower priced. Compared to yours, the second home is a bargain, so they make an offer. They could also be using your home as a comparison to homes of the same price that are priced correctly. Then the second home says "Look how much more you can get for the money when you choose me!" If this is happening to you,...

If you're getting ready to put your Buffalo, NY home on the market, stop and take a critical look.   Is the house the best that it can be, or do you need to do a bit of de-cluttering, deep cleaning, and a few cosmetic repairs?   De-cluttering comes first - because it makes those other chores easier. So go through the closets and cupboards, getting rid of anything you don't either use or love. Now is a great time to make a donation to a local thrift store or homeless shelter, so just take a deep breath and part with that gift sweater you've never worn and the great slacks that no longer fit.   Do the same with the kitchen cupboards and your "toy shelves." If you don't use it or love it, banish it.   Cutting back on furniture can also make your house appear more spacious, so see what you ...

Lots of Buffalove in the news this week! 1.  Hands down my favoriate article of the week is a post by the Toronto Stars Journalist Cathel Kelly.  Kelly has written some articles in the past that lacked "Buffalove" but from the sound of it, he had a few beers in good ole Buffalo and relaxed enough to actually open his eyes to all that Buffalo has to offer.  I won't hold previouus articles against him- this one makes up for it. Let's Raise a Glass to Buffalo- http://www.thestar.com/life/travel/2013/12/14/lets_raise_a_glass_to_buffalo_a_city_of_great_hospitality.html 2. This article was published just this morning by The Buffalo News on our raising housing prices in the City of Buffalo.  On average, Buffalo, NY housing prices have risen about 16% and some neighborhoods have seen an increas...

Those of you going past Main Street by Shea's Buffalo recently may have noticed contruction to introduce driving again to Main Street in Downtown Buffalo. The project is part of larger development that will make Main Street in Buffalo, the hub of commercialism it was in the early 20th century. Sell your Buffalo, NY home faster by sprucing up your bathroom with these helpful tips! When you're selling your home here in Buffalo, NY the condition of the bathroom will play a large part in your success. Because the bathroom is one of the two most used rooms in any homes, buyers give them a lot of attention.  The way yours looks could be the deciding factor when buyers are wavering between your home and another. So what can you do to give your bathroom(s) greater appeal? The first and most obvious fix is to scrub everything until it shines. If you have discolored tile grout, bleach it or stain it darker. If you have worn caulking, dig it out and replace it with fresh caulking. What else can you do for less than $100? Replace the toilet seat.Hang a new shower curtain, with towels and...

While it's Fall in Western New York, and that is a time for change. It's not the Change I'm speaking of. In the next few weeks, you'll be deluged with Bryon Brown ads, commenting on what he's accomplished. In these ads, you'll hear a lot about the status quo! How he's a beacon of hope, and he is striving towards bettering the future. What these campaign ads won't say is how test grades in the City of Buffalo have plummeted since he's been in office for 8 years. It also won't mention the police corruption he has turned a blind eye to, as well as the rise of violent crime in the City of Buffalo! In fact it also won't mention the problem with developing Buffalo's largest area of poverty, THE EAST SIDE!! The grassroots campaign of Sergio Rodriguez is trying to make a difference ALL OVER ...

Last weekend I had the opportunity to participate in the NYS SHRM Conference in Buffalo NY.  This was the largest gathering of Human Resource professionals in New York State.  I had the the opportunity to photograph the conference and I decided to take some night shots of a few landmarks. Here is the Gold Dome Building the foreground and the Electric Tower in the background.  The Gold Dome building was headquarters for Goldome Bank which went out of business and is now occupied by M&T Bank.                        Here is a shot of the Electric Tower.  Leading the world as one of the first “fully electrified buildings,” the Electric Tower symbolizes Buffalo’s national reign at the start of the 20th Century.       I also found out that Buffalo is home to some of the greatest American arch...

A lot of time is required to produce a tenant screening report. It could take anything from a few seconds to a whole day, though this depends mainly on the amount of information requested from the tenant, as well as the choice of tenant screening company chosen and hired for this task.  You Cannot Produce the Best Reports Instantly Our company has its own policies and for the most part, it would take an hour or less to complete this process, if a client asks for the Basic and Pro reports. This would be considered incomplete without the intervention of an FCRA Certified Screener who is tasked with the job of reviewing all the information provided through this report. The screener is also required to make sure that everything within the report is considered to be reportable based on the ...

The Buffalo Bills open their season this up coming weekend against the vaunted New England Patriots. Could be an interesting season for the bills, with a new Coach, Quarterback, and attitude. The Bills have been either mediocre, or just plain terrible for over 13 years, so I'm not super stressed to be doing Open Houses on Sundays for a week or two. However, let me state the obvious. Sundays just became a big pain in the but for Real tors! Almost a third of the Country either watches the NFL or plays some sort of Fantasy Football, and I have even thrown in the College Football fans. That's probably two thirds of the Nation! So get creative with open houses, Wednesday, and Friday nights are good. Saturday mornings aren't as bad as one would think, it doesn't really matter in the end. You...

This past week, my family and I showed up for a commercial shoot for Buffalo's Republican Mayoral Canidate Sergio Rodriguez. We were asked by a friend who is also a staunch Democrat, her name to be withheld. That's right my wife and I are also staunch supporters of Democrats down the line usually. I have strayed from the party line once or twice in my 15 years of voting. This mayoral election is a big one for me, and my family. With school graduation rates  plummeting under the Incumbent Mayor Byron Brown's 8 years in office and crime rates, and unemployment in the city of Buffalo, rising terribly high. I felt the need for change, and that is what I hope we get. For too long the city has stood by and watched some politicians who have gotten more out of touch with each passing year. ...

This past August 17th in Downtown Buffalo's First Ward, the Second Annual Silo City was heald in the Old Grain Elevators, down off Ohio Street. The night was basically a free reign to walk through, and enjoy something that most people have never had the chance see up close and personal. The event thrown by The Emerging Leaders in the Arts Buffalo (ELAB) was a come one come all chance to drink great craft beer, and see some of Buffalo's Finest artists, and walk through a old section of Buffalo that's been relegate d to the Interstate 190 as an eyesore. Well not after this event, after speaking to Chris Sasiadek of the City of Night about the Craft Beer that ran out, he said "We initially thought we'd get 7,000 people, we believe that we had more like 14,000". That number is incr...
