May the force be with you! By the way, which side do you choose? Well, it seems very clear from this homeowner's mailbox design that they choose the "Dark Side." How is this known? The mailbox is in the shape of a AT-AT walker, an all terrain armed four-legged transport and combat vehicle used by the Imperial Ground Forces (a.k.a The Dark Side) in the movie, Star Wars. Interestingly, this massive 65 foot machine in the movie was used more for psychological warfare.Either way, the fact that this homeowner took the time to really personalize their mail box, speaks to the creative mindset and attention to detail, along with their playful nature!AND,...did you see the shed? Well,...let me show you! Before you step foot into your home, really take the time to evaluate your outsides front ent...

Mohonk Preserve Peters Kill and Awosting Falls Hike This was some adventure that took place yesterday In New Paltz NY.  I joined a hike group "Free Spirit Outdoors" with about 15 others and we did the Mohonk Preserve Peters Kill and Awosting Falls Hike. Usually this hike is about 7.5 miles if you start from the parking Mohonk Preserve Parking lot yet for us, we started at the Peters Kill parking lot which about an 11 mile hike round trip. We came across some wonderful views and even did a little body sleigh riding down some of the hills (waiting to get those photos). This is known to be a strenuous hike in general but with the added snow is truly was a test on patience, inner strength and team work. Side note: if you ever go day hiking in the Winter and there is snow, be sure to bring a...

Glamour and Fortune? The Historic Hudson Valley comes complete with antique cars. A recent drive north of Newburgh and I thought I left this century. Venturing back into a time of glamour when cars were a novelty and homes were grand and a lot less expensive, I found this amazing car at a home nearby. I love the look. Seems like something out of the Great Gatsby.               History is alive and well in Ulster County NY. While this car is old it still is registered and able to take its owner down the street and around the corner. A car like this definitely turns some heads when it makes its way down the street. I've never ridden in one of these old gems but I would love to. I doubt that the ride is all the luxurious, but the novelty would be entertaining. published by: Janis Borgueta ...

Growing Pumpkins in the Hudson Valley The Pumpkin Tree A unique tree found only in the Hudson Valley - The Pumpkin Tree. This tree can be found on Route 32 bordering the town of New Paltz. A Hybrid of string and pumpkins and a little creativity to be sure. Only a good strong wind will pick them from their branches. If you pass by be sure to stop and look and take a photo. I think they are awesome! Driving around today it was obvious that the peak color of autumn leaves is over. Most have fallen off the trees and what remains will be be gone by weeks end. I miss it already. A fleeting moment in time and if you are lucky enough to capture it with your camera the photo lasts forever. I find it great to look back and have the memories of the day for me to cherish. Soon it will be snowmen i...

Finding the perfect home in the Hudson Valley is becoming more difficult. The housing market is picking up and the inventory is low. There are still amazing homes from tiny cottages to large custom homes available but finding exactly what you are looking for is not always possible. When you have exhausted all options in the New Paltz, Highland and Gardiner areas, let me help you search other options.   From the Shawangunk Ridge to the Hudson River there are properties available. Another option besides buying a home that is prebuilt either new construction or resale is the build. Yes, it takes a little longer but it is worth the wait to get the home you really want.   Bringing new ideas to the area is William Reue. From his website: http://www.wreue.com, his profile says it all.   “Wil...

The local newspaper is now calling New Paltz the Wild West and why not? The latest victim of the "consolidation" is a long time friend of New Paltz and now former deputy mayor Sally Rhoads. Now you know for her to give her resignation the village mayor must have really really really made life living hell. Aside from mayor West calling the consolidation committee "liars" his continual defamation of respected community members made it impossible for an ethical person like Sally to continue her duties. From what was written in the New Paltz Times" Jason West is not a leader. He uses aggression to intimidate colleagues and staff through negative e-mail correspondence, He's mean spirited alienating and polariing. He tried to bully by storming out of meetings. then he uses manipulative wordsm...

Guess we will need some refresher classes here in New Paltz. Round two Mr. Mayor vs. Mrs Supervisor. The battle over to consolidate or not. Of course we are currently in the mud slinging phase and that's just my non political opinion. I've also just read in the local paper that the committee who was gathering information had been favoring one side and of the course the other cried foul. So now I understand it's going to cost money to get some neutral party to do a feasibility study. Guess who gets to pay for that ??? Honestly don't you think it's logical that if you put two halves together it would make a whole? WOW I must be a genius? And if those halves were paying different individuals to do the same job by consolidating them you might just save some money? Gee I don't think you woul...

Tried to blog once and thought I'd never go back. Meet me in person and you'd say you could never picture me as a shy individual. Just as you savor a tender cut of meat that keeps you coming back for more I guess I wanted to see if I just went to the wrong place to eat.  Bless that bundle of energy Kerrie Greenhalgh who has injected some get up and do it. I wish I could bottle it. I'd be on easy street but would still be selling real estate, the high end only. Kerrie, if you didn't already know, is our community advisor and she just held a new Active Rain Member Orientation. If you ever need a pick up get a dose of Kerrie. The reason I do not blog is because I become distracted and bored and can't get inspired on a daily basis. In fact when I started real estate career my broker told me...

Do you have a home to sell in the New Paltz NY 12561 or Highland NY 12528 areas? I can help you with that. Usually people ask what they can do to get their home ready to be on the market. Here is some information on just that.   The devil is really in the details when buyers look at a home. Lots of everyday wear and tear that you don’t even notice can ding your home in the eyes of potential buyers. Here’s my list of ten simple improvements you can do to help your home sell faster:   1.Spruce up your baseboards: Pets, kids, and stumbling husbands in the dark can make a mess of your baseboards. Repainting baseboards after repairing scratches with putty can make the border of any room look new.   2.Fill in nail holes: Part of interior repainting should be careful attention to those errant ...

A heads-up on down payment gifts   Are you ready to buy your first home in New Paltz NY? Do you have a down payment ready to go? Before you apply for that mortgage, here’s something you should know about disclosing the source of your down payment.   Q: Part of my down payment was a gift from my parents. How will this impact my mortgage application?   A: It depends on the type of mortgage you’re applying for.   You should be prepared to explain your gift with documentation. While FHA loans typically will permit a down payment from a family source, your more conventional mortgage will expect at least 5% of the funds to have come from you.   One of the keys to ensuring this process goes smoothly is having documentation to back up your claim. Bank statements showing the source of the mone...
