The median sale price in March for single family homes is $180,000. The sale prices increased by 38.99%from the previous month. The price per square foot for sales in this area is $41. This is a great example of what the marketing is doing in Sylvaia, Ohiol.  The List price of  homes has gradually  gotten closer to the sale price.  In some communities around Sylvaniak Ohio the sale price has gone ahead of the list price.  Source

This shows that the inventory is growing; therefore, the market is trending toward a buyer's market. Also, you can gauge the health of the market by comparing the number of standard to distressed listings. If the number of distressed listings is smaller, the market could be healthy and more likely a sellerr's market. The following is a graph that shows how the "Listing Price" (what sellers are asking for) compares to the "Sold Price" (what buyers are willing to pay).  How do you think this market is doing in Sylvania, Ohio?  It definitely would rank a Very Good!  Since approximately January 2012 the sales price of homes in Sylvania, Ohio have gone up and up and up!  This is tremendous news for everyone in the Sylvania, Ohio real estate market thinking of buying or selling a home. Where is Sylvania, Ohio?  If you know where Toledo, Ohio is, Sylvania OH is just northwest of Toledo located off Route 23 exit to Monroe Street. It's a large community which has its' real estate divided into north and south Sylvania.  The following statistics are for South Sylvania. Getting back to sellers and buyers during the month of October 2010, the following occurred in N Sylvania: 0 Active Listings 1 Contingent Listings priced at $17249,900 3 Pending Listings ranging in price from $0 to $184k000 averaging $105,933 5 Sold Listings ranging in price from $99,900 to $279,900 averaging $189,720 This shows that the market in this area is active and home buyers and home sellers are still actively looking at homes and selling their homes.  Let's hope this trend continues!
