Wedgewood Creek - Oakville, Ontario The neighbourhood of Wedgewood Creek is located in the North Eastern quadrant of Oakville.  Its boundaries are Trafalgar Road to the west, Ninth Line to the east, Upper Middle Road to the south and Dundas Street (Highway #5) to the north. This area began developing in the mid 1980's.  A large part of the land developed was once Briarhall Stables thus the name of one of the streets in the area being Briarhall Gate. Eastcrest Homes having already built new homes in River Oaks, began building phase one of eventually four phases at Trafalgar and Upper Middle Road, just south of Glenashton Drive. Being a fairly new resident of Oakville; I was pleasantly surprised to have a representative from Welcome Wagon show up at my front door.  Now, I hadn't heard of this service before but it is a very welcoming visit!  What began in the 1930's in the tradition established by the pioneer women who drove covered wagons out to meet new settlers with fresh water, food and supplies- Welcome Wagon Hostesses call on friends and neighbors carrying messages from the community.  If you are a new resident of Oakville - contact Welcome Wagon for a friendly visit... info@welcomewagon.ca Other communities may have the same or a similar service...

Housing starts down in October says CMHCThe seasonally adjusted annual rate of housing starts was 211,800 units in October, down from 218,600 units in September, according to Canada Mortgage and Housing Corporation (CMHC). "The slight decrease in housing starts is the result of declines in both single-detached and multiple starts in October" said Bob Dugan, Chief Economist at CMHC's Market Analysis Centre. While overall urban starts declined in Ontario, single urban starts increased by 10.1 per cent in October.

Last night I had a chance to see award winning singer Michelle Wright perform at the Oakville Centre here in Oakville, Ontario. Although I had obviously heard plenty of Michelle's songs on the radio, I probably would not have attended her concert but for a friend who asked me if I would like to go along with her. Being a small, intimate venue, our seats were great and it gave us an "up close and personal" type of evening. What we didn't realize was that this was a Christmas tour that she does every year in smaller settings. Not only did we hear her past hits, but she played songs from her new Christmas CD and also songs from another new CD she has released. During the show she shared stories of her visit to Afghanistan to perform for the troops and her World Vision trips to third world...

The following article was just released by RE/MAX Ontario-Atlantic Canada Inc...   Threat of global recession to hinder home sales in major Canadian housing markets in 2008 and 2009, says RE/MAX - Recovery linked to economic stability next year Global economic uncertainty weighed heavily on residential real estate activity in most major Canadian centres during the latter half of 2008.  Although the forecast for 2009 promises more of the same, most markets are expected to weather the storm, says RE/MAX.   Housing market performance will clearly be contingent on economic performance at a local, provincial, and national level in 2009.  Issues affecting the overall economy are impacting housing markets across the country and the situation is not expected to be remedied until consumer confid...

I'm on Facebook and my Kids are Aghast Facebook, youtube, myspace, twitter, Linkedin, flickr, Active Rain. Just a few websites part of the new phenomenam (or not so new) called Social Networking or Web 2.0. How much is too much? I started on Facebook and my kids were nervous. Was I going to invade their privacy? How private can it be if whatever is added is public to the whole universe? I hear some kids even use shadow names so their parents can't find them. What started out as a way to stay in contact with old friends and look at their photos has grown to include new friends, and business networking. There are groups to join, silly stuff to try, and lots of new lingo to learn. I graduated from Facebook to Active Rain. How passionate are REALTORS, eh? Sorry, that's the Canadian coming o...

Halton Regional Council is considering  putting a freeze on 40,000 new homes slated for development in North Oakville.  Why do you ask?  The region believes they are carrying a disproportionate amount of infrastructure costs associated with the growing Oakville population (ie: new hospital requirements and expanding transportation needs).  Halton region unanimously passed council to ammend a clause in the North Oakville development plan that will allow them to freeze water and sewer pipe installation, in turn freezing development in North Oakville. You can expect some healthy debate on this topic in the coming months.  Final development application approvals will be sought in Spring '09.  Government has until this time to debate the issue and confirm government spending levels.  If the ...

Commuting is a real issue for many Oakville homeowners. I myself spent years driving over 2 hours a day so I know first-hand the impact that commuting has on quality of life. If you live in the west end (Lakeshore Woods, Bronte Creek, West Oak Trails, etc) or are thinking of moving to the West end of the city, here is some good news. GO Transit recently announced that they have purchased 10 acres of land by the Bronte GO Station which they will use to create an additional 800 parking spots. Development of the land will be in two phases. The first phase calls for 400 spots to be available sometime in 2010, the remaining 400 additional spots will be developed thereafter. The current capacity at the Bronte GO is 1849 spots. Interested in knowing the reason behind all the construction work ...

It is only natural to question your home investment during times of economic turbulence. While newspapers and TV broadcasts report on national and global findings, real estate conditions vary from community to community. We are certainly not experiencing a sub-prime mortgage crisis similar to the U.S. but we also don't live in a bubble. So how exactly do you determine the impact on your own home? Simply put, you need to be armed with local real estate knowledge. Like the rest of the GTA, Oakville has enjoyed a sellers market for several years with record housing prices, high turnover and quick sales. Many sellers found themselves in multiple offer situations. What we are now seeing is a return to a more balanced market meaning better buying opportunities, lower demand and longer turnaro...

With great schools, safe neighbourhoods, diverse economic opportunities and a great standard of living, it is not surprising that Oakville's population is expected to grow approximately 40% in the next 15 years. The challenge for the Town of Oakville is to control the growth in a manner that maintains or increases Oakville's desirability. The recently approved North Oakville Secondary Plan was designed to do just this. "North Oakville" is the largest (and one of the few remaining) undeveloped stretches of land in Oakville. It is bordered by the area North of Dundas Street, South of Hwy 407 West of Ninth Line and East of Sixteen Mile Creek. It is the largest development plan currently underway in the Province of Ontario. After more than 5 years of planning, the Town of Oakville approved ...

Back on October 16, 2008, I posted my article "Canadian Dollar vs US Dollar and The Price of Oil" (see below) that was well received on ActiveRain. I found a chart recently that set out the estimated Oil Reserves by Country, so I thought that I would re-post my article with a link to this chart. Click Here to see the Chart. Canadian Dollar vs US Dollar and The Price of OilOriginally posted by me on October 16, 2008. Many people were wondering last week why the Canadian Dollar started to lose value against the US Dollar, when it appears that the USA was in greater crisis mode in comparison to Canada. Well here is why.... Canada is one of the world's largest producers of oil and holds oil reserves second only to Saudi Arabia, which makes Canada very reliant on its most prized commodity. I...

www.OakvilleRealEstateBlog.ca   Monday, November 17, 2008 Moonshine and Good Fun   "There's always something happening at The Moonshine Cafe."I've taken these words directly from the Moonshine Cafe's website http://www.themoonshinecafe.com/. I was first introduced to this funky, 70's throwback coffee house/bar/live music venue a couple of months ago by one of my old high school mates that I had reconnected with at our O.T. High School reunion in May. This eclectic little spot on Kerr Street has become a meeting place of sorts since then, for a bunch of my old school chums who turn out when their schedules allow. Picture overstuffed armchairs with colourful afghans, hundreds of photos covering the walls mixed with consignment sale art work. Not your typical Oakville watering hole. Ever...

Great Reasons to Buy or Sell in November and December Many people feel that November and December are not good months to buy or sell a home. I don't believe there is ever a bad time of year to buy or sell. Here are my reasons why I feel these months are great opportunities.1. Unmotivated sellers take their homes off the market. Therefore there is LESS COMPETITION for serious sellers. Unmotivated sellers will put their homes back on the market in January when everyone else does. Chances are they still won't sell.2. Homes SHOW WELL over the holidays. Seasonal decorations, warm fires, wonderful smells from the kitchen entice buyers. Leave some cookies on a plate for the buyers.3.There may be LESS SHOWINGS but most showings will be SERIOUS BUYERS. People are busy at this time of year and if...
