Raintree Forest 2013 Market Report   Raintree Forest had remarkable sales in 2013 compared to 2012. The number of sales was up. The prices were up. Brentwood Homes for Sale Zoned for Brentwood High under $500,000 Brentwood High School is a well-respected school that had the highest average ACT score in the county in 2013. It is located in Brentwood at 5304 Murray Lane and at the northern end of Williamson County. The school was built in 1982 and today has an enrollment of just over 1500 students. Brentwood Homes for Sale Zoned for Ravenwood under $500,000 Ravenwood High School is a well-respected school that was listed on US News Best High School list in 2013. It is located in Brentwood at 1724 Wilson Pike and at the northern end of Williamson County. The school first opened in 2002 and today has an enrollment of just under 2000 students. Brenthaven Homes for Sale Market Report Brentwood TN December 2013 7 homes were sold in Brenthaven in December 2013. Two were 3 bedroom/2 bath homes built in the 1960’s and between 2,000 and 2,500 square feet. One of these was a foreclosure and in need of renovation and the other was completely renovated. Three were 4 bedroom/2.5-3.5 bath homes built between 1972 and 1981 and between 3,000 and 4,000 square feet. Two of the three of these homes were renovated and one of those renovated homes had a contract prior to going on the market.   The last two homes were 5 bedroom homes, but the similarity stops there. Even though you take the course and pass the exam there’s still a lot about real estate that you don’t know. Princeton Hills Real Estate Market Report Brentwood TN November 2013   1 home sold in Princeton Hills during the month. It was a 6 bedroom home with 6.5 baths and 7,316 square feet. It was built in 1997 and sits on a .64 acre lot.  This home featured a circular driveway with gated entry, salt water pool, home theater, wine cellar, gourmet kitchen, 2 covered outdoor living spaces, finished basement, private treed backyard, new paint and refinished hardwood flooring. It was on the market for 69 days. This home was listed for $1,295,000 and sold for $1,200,000, which equates to 92.7%. Brenthaven Homes for Sale Market Report Brentwood TN November 2013   Three homes were sold in Brenthaven last month. The lowest priced home sold at $375,000, had 5 bedrooms (2 in basement) and 2 baths and was built in 1970. The median priced home sold at $495,000, had 4 bedrooms and 3 baths and was built in 1976. The highest priced home sold at $545,000, had 4 bedrooms and 3.5 baths and was built in 1984. They averaged 3,814 square feet. Their lot size was approximately 1 acre.  Average days on market were 56 with the maximum amount being 126. All of these homes had minimal if any updating. How to Get Rid of Ants in Brentwood TN I recently pondered this dilemma myself. I saw a stream of them walking from an outside wall to my dishwasher. I sprayed them and their path with Raid. Although I never could find out the exact location where they were coming in, after spraying a few times they disappeared.  A few days later, however; I saw them walking in another part of my kitchen. These were the same little tiny black ants. I would get rid of the ones I saw but then would see more the next time I entered the kitchen. I was so tired of seeing ants! Are Pilates Just for Females? I would have to say ‘NO’. Pilates exercises help strengthen the core, including legs, abs, hips and back, but also work arms. Men and women alike have all of these body parts. I feel most men think Pilates is too ‘easy’ for them. Even some women think it is ‘easy’ but that’s just because they don’t push themselves or they don’t do the exercises correctly. I have been taking Pilates classes at the Brentwood YMCA for about 5 years, first with Amy as the instructor and now, Renee. They are both wonderful instructors. Amy is now an instructor at Ignite Fitness in Brentwood. I haven’t made it over there yet, but plan to soon. Men rarely attend the classes at the Y but we do have one regular. River Oaks Homes for Sale Market Report Brentwood TN 2013 YTD 11 homes sold in 2013 in River Oaks as of November 20. They were mostly 4 bedroom homes with 3 baths and averaged 3,657 square feet. They were built in the 1970’s and their lot size was 1 acre.  Average days on market was 57 with the maximum amount being 181. The highest sale was over list price by $44,000 and it just closed on October 1, after being on the market for only 31 days. The median sale sold at 98.5% of list. The average sale price was $539,681. Several of the listings had multiple offers. One home was a foreclosure that was renovated and is currently under contract. The board voted in approval of Looney’s rezoning proposal for a portion of Lipscomb Elementary and Spring Station Middle geographical areas. Both schools are overcrowded and need relief, Looney explained earlier this fall. After a few months of community discussion and rounds of input, the new geographic lines will be implemented for the 2014-15 school year.   Some residents from affected neighborhoods have spoken out at the last two board meetings during public comments.
