Brentwood TN Real Estate Chenoweth Fall 2011 Market Report Chenoweth Sales have held steady in the Third Quarter of 2011 compared to those of 2010.     2010 2011 Percent Change # of Homes Sold 5 5 0% Average list Price $561,860 $546,160 -3% Average Sales Price $537,500 $520,955 -3% Days on the Market 95 82 -14% The Average Sales Prices show them down 3% but the actual Price per Square Foot increased 1.5% in the 3rd Quarter compared to the same time in 2010! The Price/Sqft was $122 in 2010 and increased to $123.77 in 2011! Chenoweth has 5 properties for sale, one with an Inspection Contingency and one Pending Sale. This leaves less than a 3 month supply of inventory! If our market continues along this course, we may see real recovery here in Middle Tennessee in 2012!

The numbers below show year-to-date.     2010 2011 Percent Change # of Homes Sold 9 5 -45% Average list Price $289,844 $297,720 3% Average Sales Price $276,766 $290,490 5% Days on the Market 63 93 48% The actual Third Quarter of 2011 only had a single closing compared to 4 closings in 2010. Chestnut Springs currently has 6 properties for sale, 2 of which have financing contingencies. This is one of the most affordable neighborhoods in Brentwood which has an Average Sales Price of $582,000. Buyers should be gobbling up these listings!

Brentwood TN Real Estate Raintree Forest Fall  2011 Market Report It's so nice to see the market stabilizing in some of these neighborhoods! The year to date sales are almost identical with 13 homes selling in 2010 and 14 in 2011. For those who are not familiar with Montclair, it's a Brentwood community on Moores lane just east of I-65. In the Palm of My Hand...      The other day while working on one of my Koi ponds, I heard a loud thump on one of the glass windows to the sun room and a very recognizable squeak. Hummers get rather aggressive around the feeder this time of year as they buzz one another in order to secure the remaining supply of nectar for themselves.      Looking up, I saw this hummer flop to the ground right in front of me and I had to reach out to keep it from falling into the pond. Now if any of you are an old softie when it comes to humming birds like me, I thought what a tragedy if this little fellow just did himself in. Brentwood TN Real Estate August 2011 Market Report Brentwood TN has seen a 12% increase in home sales this August, compared to August of 2010. There were 59 closings in August 2011 vs 52 closings in 2010. The Median Sales price increased from $505,250 to $511,000, right at 1% These numbers may not be remarkable, but they're headed in the right direction. There are currently 433 homes for sale, which is just over a 7 month supply of inventory. A 6 month supply of homes is considered stable and anything less is considered a Buyer's market. The median asking price of the Active properties is $659,900. These sellers may be a bit over confident in our current market. There are 78 Pending sales with a median asking price of $598,425.
