Clarksville TN's Real Estate Market in 2017 Was on the Rise   Sales were robust in 2017 for Montgomery and Stewart Counties in Tennessee. Inventory took a big dip from where it started in January 2017 to where we ended in December. This 50% decrease in active inventory is a direct result of a hot market and homes selling quickly and buyers paying strong prices.Average time on the market was between one and two months.  Active home listing prices increased 11% over what they were in 2016. The overall sale prices were up 3-4% on the average. As for total numbers of sold homes, we saw a 13.6% increase over the number of sales in 2016. What a great market!Check tips for selling your home to get a jump on the competition. Will 2018 be a big year in real estate? All signs are pointing to a c...

The Final Walk-Through, Don't Skip ItBuyers ask why should do a final walk-through? One reason is that state law allows the buyer to right to do this. Most times there have been repairs done to meet the conditions of the contract. The walk-through is the last chance the buyer has to see if these have been done correctly and that the property hasn't been damaged on move-out or had repair issues that have happened since the buyer contracted on the property.  As agents, we need to look after the best interests of our clients and that means to not cut corners and to take the time to do this last and final check. If we explain the purpose the buyer will not want to skip it.The final walk-through's main purpose is to make sure that all contract conditions are met. Damage can happen on move-ou...

Serendipity Sundays - Slow Down and Enjoy the SnowWinter weather has set in and Friday brought a predicted snow. This closed schools in Clarksville/Montgomery County and set children out to play in the snow over the weekend. It hasn't warmed above the high 20's so very little melting has taken place. Schools are out for the Martin Luther King Day on Monday but another snow is expected to come later on Monday. The best advice I have is to have plenty of groceries in the house, put a fire in the fireplace and enjoy the snow. The blanket of snow is especially pretty in Stones Manor, Clarksville, TN. The rolling landscape has a blanket of 3 plus inches of snow and many of the hills make great places for snowboarding and sledding. This neighborhood welcomes growing families and is also an ex...

In Clarksville TN, Termites are a Real ProblemHow often should you get your home checked? The answer is about once a year. The best practice is to have a licensed pest inspector do annual checks and get on their schedules. A termite inspection is different than regular pest sprayings. You can have quarterly pest control sprayings that will keep the ants, spiders, and roaches away and still have termites. These do not include checking in areas where termites tend to do damage.Clarksville TN has the subterranean type of termite critters and they can tunnel and make their way into the foundation and walls of a home rather quickly.  To kill them very strong, special chemicals must be used eradicate them. These are administered by licensed pest control companies. The chemical leaves a barrie...

2017 Was a Great Year in Real Estate in ClarksvilleTrends were up throughout the year and inventory continued to decrease. From the first of the year to the 4th quarter active inventory dropped in half. Prices have been going up and a 3-4% price increase has been realized by most sellers throughout the year. Some neighborhoods have seen higher appreciation. Those areas and neighborhoods with correctly priced homes sell within a few days of being listed and are receiving multiple offers. If a home is in market condition and priced right, it will sell fast in Clarksville TN. We are seeing half of the inventory we saw at the beginning of 2017. That is a drop in listing numbers of more than a thousand homes in inventory. Builders are furiously building and many of these homes are selling wel...

Just Because It's New It Still May Have Flaws and Problems Though new homes in Clarksville TN come with a warranty, that is not a guarantee that it is built perfectly or will not have flaws or future problems.  All new homes need a home inspection. A smart practice is to have a licensed home inspector check out your home even if it looks perfect.  New never means perfect especially when man-made materials are involved and man is responsible putting the components together. In almost every case, the inspector will find some things that get forgotten or overlooked in the building process. It may not be intentional or even major but should be addressed before you purchase your home. Generally, the builder is not aware of these problems.  In Clarksville, we have a clause in our purchase agr...

Though the days are now cold and wintry, there will be good days ahead to enjoy the benefits of the Cumberland River. Many of the City of Clarksville's festivals and yearly events are staged around the river's location at McGregor Park, The Riverwalk or Liberty Park and Marina. We typically have warmer days in the 50's and 60's during the winter. Those are the days it would be great to take a picnic lunch and head to the river. This is also an awesome place to get your walking in with the Trailways that trace the river's banks. If you like cycling you can rent a bike and take a ride for a couple of hours. It is reasonable and even more fun if you bring a friend to enjoy it with you. Watch for a break in the weather and head to the river. It will help clear the cobwebs and brighten your ...

7 Excellent Reasons to Buy a Condo in 2018 Rather than a Single-Family HomeCondos and townhomes are highly popular now and the low inventory in Clarksville is proof. Home buyers are spreading the word about the benefits of buying a condo. Condo ownership is a nice transition from apartment living. Over the last several years, we have gone from dozens on the market at one time to just a handful. Sale prices are increasing and if a condo is priced right it will sell within a few days of going on the market. Last year, I sold many townhomes and condos and the buyers were thrilled. We have a good selection of condos communities across town. Prices range from the low $100,000's to $300,000. Amenities, sizes, and location of the units will deterine the pricing. Condos are scarce right now and...
