Georgetown, TX Real Estate News

There are so many medical facilities in the area including those that have been recently built and proposed that I thought it would be helpful to map their location. It's interesting to note that many of them are actually quite close to each other and seem to form a triangle from hwy 1431 in Round Rock to Senic Drive in Georgetown. This "Medical Triangle" contains the following facilities: Texas Life Science Center, Georgetown St. David's Hospital, The Fountains at Georgetown South, Scott and White, Seton Hospital, Proposed Texas A&M Medical School and Texas State (Nursing) School. While other facilities certainly exist outside this Medical Triangle, the majority appear to be in this area and is a strong indication that there is enough growth to sustain medical services and related medi...

My lifetime experience in golf consists of 9 holes at Avery Ranch and 9 holes at Forest Creek. I guess if you added them together I have played a full round of golf. Suffice it to say, I'm not your next Tiger Woods. However, if you are trying to raise the next Tiger Woods, Georgetown, Texas can be the place for you. There are enough golf courses in the Hill Country to keep occupied for the rest of your life.   This recent article in the US NEWS AND REPORT by Luke Mullins mentions Georgetown, Texas as one of the 10 Great Retirement Spots for Golf Nuts: For genuine golf junkies, there's nothing like retirement. With your schedule cleared of the 9-to-5 grind, you're finally free to pass the days as you always wished: taking extra swings at the driving range, lining up that perfect putt on ...

One of the fastest appreciating neighborhoods in the Georgetown real estate market has been the downtown area.  There is always an investor/builder doing some type of major renovation on an old home in the Georgetown historic district.  Just drive through the streets downtown and you'll see many beautiful homes that have retained their historic charm next to fixer-uppers that are just waiting to be purchased by the next visionary.  The downtown area is Georgetown's best kept secret for attracting new business and residents, but it looks like we have once-again caught national attention and the secret is out! In the July issue of THIS OLD HOUSE magazine, Georgetown was identified as one of 12 neighborhoods nationwide that is considered the best old-house neighborhoods in the United State...

Ok, it's the only Greek restaurant in Georgetown, Texas. Seriously though, this is a restaurant I can brag about. That only takes me 10 minutes to drive to. That I can bring my kids to. That doesn't break the bank. What more can a father want? On Friday, Autumn, myself and our good friends, David and Melissa, went on a double date to check this place out. PLAKA GREEK CAFE is the newest restaurant in Georgetown, Texas so we just had to find out how good the food really was. The first thing you'll notice as you pull in to the restaurant is that there is plenty of parking. If every table in that restaurant was full, I bet that parking lot would still have space. That's not something you see everyday! David, Melissa and Autumn ordered the Gyro Wrap Combo, which is sliced lamb and beef in a...

Hooray for the little guys!  Well, I guess they're not that little if they're on the American stock exchange.  However, Green Builders is not somebody you hear about all that frequently, yet they just got recognized by the National Association of Home Builders for being the "2008 Single Family Affordable Home of the Year" at the National Green Building Awards.  Nice to know that you don't have to pay an arm and a leg to have something environmentally friendly eh? Congratulations to their President and CEO, Clark Wilson, and the whole Green Builders crew.  To learn more about Green Builders or to visit their homes in Georgetown or the Greater Austin area, give me a call.  We'll car pool and make it an earth friendly day as we shop for earth friendly homes. They're literally building 2 h...

I am a real estate agent. Let's face it, when it comes to nest egg options, I doubt my broker has a 401k prepared for me. Therefore, I'm also a real estate investor. I buy homes and hold them for the long term. But what happens when these two roles collide? What should I do if, during the course of listing a home, I tell myself, "Gee, this is the exact type of home I'm looking for!" (Note: I really don't use the word "Gee" in real life.)   Real World Situation I just got off the phone with a nice young lady in my neighborhood, Georgetown Village, and was following up after a listing presentation I gave a few weeks ago. I was just about to finish the phone conversation when she made a comment that went something like this:   Some of my neighbors mentioned that you might not have my best ...

So, yesterday I was on desk duty at my office in Georgetown, Texas.  It was a very quiet Saturday (hot, muggy day, one of the first of the year, most folks just wanted to stay inside in air conditioning, I think).  A good day to get paperwork caught up. About mid-afternoon, I decided to step out the back door to our Coke machine and get some caffeine to keep myself perky.  Imagine my surprise when I saw this little fellow waiting for me.  This is a Gray Tree Frog (I now know, having looked him up as soon as I got to google images).  He sat quietly, didn't seem perturbed by the camera flash, didn't seem perturbed by the clatter-clatter-rumble-THUMPITY-THUMP of the Dr Pepper making its journey through the innards of the Coke machine, din'dt seem perturbed by much of anything.  There w...

A few weeks back, one of the agents in our office introduced me to this little jewel tucked into a strip center on Williams Drive in Georgetown, Texas.  When we first moved here, this location was a Chinese restaurant at which we ate a couple of times, but that closed long ago.  Some time back, I noticed that Mariarchis de Jalisco had moved in, but somehow had never stopped in.  Casting about for a good place close by to eat lunch one day, Sherri Revier recommended Mariachis.  By, am I glad she did!   That first lunch, I tried their green chicken enchiladas, and was very pleased.  A few days ago, my daughter and I went there for lunch - I had their chicken flautas (my test for a Mexican restaurant that offers them, it's not easy to make really good flautas).  They passed that test with ...

"...and what about the pool?" the excited, but naive, 26 year old was buying his first home and he couldn't wait to tell his fiance all about it. "Well, that is a community pool and you can swim in it anytime you want!" mentioned Tim, the slick salesman for David Weekley. His Otis Spunkmeyer cookies were warm and freshly baked and the air conditioning inside was blasting...I couldn't resist....he had me....I had to buy the home. The year was 2002, and Georgetown Village was just starting to take off. After relocating from Arizona and attending Military Intelligence Officer Advanced Course, my next assignment lead me to Ft. Hood, Texas. I fell in love with this cute neighborhood located on the Northwest side of Georgetown, Texas and the concept of unlimited swimming in a heated pool cer...

Georgetown is located in Central Texas, about 30 miles north of Austin, Texas and is where the San Gabriel River is starts. According to Fortune Magazine: "residents who settle into one of the city's restored Victorian homes or new Tuscan villas can enjoy a walk along the bank of the San Gabriel River or play a round of golf on one of the five local courses. Mountain biking trails around Lake Georgetown lead riders to the edge of Texas Hill Country."The following Austin Home Builders are presently building in the city of Georgetown: Jimmy Jacobs Custom Homes - Georgetown, Texas Gavurnik Builders - Georgetown, Texas  Hunnicut Custom Homes - Georgetown, Texas KB Home - Georgetown, Texas Long Custom Homes - Georgetown, Texas Lennar Homes - Georgetown, Texas Donovan White Homes - Georgetown...

What sells for $100/SF and higher in Georgetown Village? Time is just FLYING by this year and I wanted to write about a series of case studies on my own neighborhood, Georgetown Village. One of the most common questions I get asked is, "How much $/SF are the homes going for in Georgetown Village?" This is simply too difficult to answer because the median $/SF would not accurately reflect the value of your own home. For example, since Jan 2007, homes in Georgetown Village have sold from as low as $78/SF to as high as $112/SF! For a home that's 2000 SF, that is a range of $156,000 to $224,000! The best way to assess an accurate value of your home is not to use a sloppy average, but to call on your friendly neighborhood real estate man (that's me) and to look at the top 3 or 4 recently so...

The Williamson County Association of Realtors recently compiled the last 8 years of residential sales statistics for Georgetown. Despite a small blip in 2002, Georgetown home sales have been climbing steadily. In 2005 there was a substantial jump in home sales, which, unfortunately, I don't think will continue at the rate it has been. Although I predict home sales to slow in 2008, I do think that the residential market will remain strong. Thanks to good national press (see blog posting below) and all the great things Georgetown has to offer (including its proximity to Austin), I believe Georgetown will continue to see steady growth in home prices. Just be ready for your home to stay on the market a little longer than it would have 9 months ago.Overall, I'm confident that Georgetown will ...

Once again, Georgetown has made the headlines! This time we're #2 on Money.CNN.com's list of "100 Best Places to Live and Launch". What does that mean? It means we're a great place, not only to live, but to start a business. It touts a business-friendly tax structure, entrepreneurial camaraderie, low utility prices, and scenic spaces as reasons that Georgetown tops the list. For its cons, it advertises higher housing costs. Here's my take on it:Although there are areas in Georgetown that have high-priced homes, there are still plenty of available and affordable homes (under $150k). According to the Williamson County Assoc. of Realtors, in 2007, The average home price in Georgetown East was $136,200 and $218,000 in Georgetown West. With those statistics, and knowing the local housing market...

We may sometimes seem like a sleepy little Texas town to some, but there's a lot going on underneath the surface!  Fortune has named Georgetown #2 in its list of Best Places to Live and Launch because they've discovered what's going on here.       Georgetown is a great place to live because of the beauty, the variety of homes available from Old Town to Sun City to new subdivisions to country estates just out of town, our historical district, our trail system for hiking and biking, golf courses, Lake Georgetown, the San Gabriel River, Southwestern University, and much, much more.  But it's also a great place for business and for entrepreneurs.    If you're in Central Texas and looking for a place to live and start a business, don't just stick to Austin.  Drive north just a little bit (...

Austin Metro area among the top 10 for numerical and percentage growth nationwide I love reading news like this. The US Census Bureau produced findings that ranked the Austin-Round Rock Metro area as #8 in the nation for most population growth. Naturally that growth spills over into my beloved city of Georgetown, Texas! What makes this more significant is that as a percentage of current population, this area is actually #5 in the nation with an average growth of 4.3%! The growth is pretty evident to all who live here as new roads, new developments and new shops and stores pop up constantly. It's definitely optimistic for the housing industry as this influx of people transplant and look for a new place to lay their head. If you're one of these "new Texans," I'd be happy to put my lifetim...

Starting a Business in Georgetown Texas It's hard to start a business. Yes, I can say I'm speaking from experience. When I was in the Army and stationed at Ft. Hood, I chose to commute from Georgetown to take a break from the military environment of Ft. Hood. It was a worthwhile 45 minute commute! After I got out of the Army in 2004, I jumped into real estate with both feet and didn't make my first sale for several months! I also found out we were having a baby. I also found out that my house payment went up $400 because it was incorrectly assessed in the first year. I also found out that Autumn likes to shop for designer purses...if you really know Autumn, that's a joke ok? Well, it's nice to know that if you are unemployed and wanting to start a business, you're doing it in a city tha...

Today, FORTUNE Magazine released its list of the Top 100 places to live and launch a new business.  Coming in at # 2 on the list in a town about 15 minutes from my home, and the location of my alma mater, Southwestern University.  Georgetown, Texas, with a current population of about 38,000 and located about 30 minutes north of downtown Austin, ranked so well on this particular list for several reasons:Business friendly tax structureEntrepreneurial camaraderieScenic suburb of AustinRelatively low water and electricity ratesProperty taxes are among the lowest in the regionHaving lived in Georgetown for a few years (although it was awhile back), I am familiar with the charms that this town offers, including a terrific town square that looks like it came straight out of "Back to the Futur...

Mexico is closer than you think. Contrary to popular belief, not all missions trips involve traveling to Africa... One nice thing about living in Georgetown, Texas is that you can drive just 4 hours away and be in a different culture, outside of your comfort zone, and interact with people who you normally wouldn't even say "Hi" to. Recently, my church in Georgetown, Texas (Hill Country Bible Church) planned a trip to Piedras Negras, Mexico to lend a hand to an orphanage there called Casa Bethesda. What is Casa Bethesda? In the Bible - John 5, there is mention of a Pool of Bethesda which means "house of mercy." It was here where many people with sicknesses would come in hopes of being healed. Jesus healed a man who was lame for 38 years at this very location! For the past several years, ...
