Juanita Condos in Kirkland Washington Median Sold Price Past Year Up 60%   The median sale price of condos in Juanita in Kirkland, Washington has surged upwards in the past year to date. The median sold price in December 2012 was $145,000. That is,  what is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available? For Juanita condos in February 2013 there was one month of inventory in the start of the year which was advantageous to sellers. I try to use organic produce for my juicing. Fortunately the greater Seattle area and Eastside make it so much easier to use organic produce for my juicing. It is an asset to be able to shop at farmers' markets or Trader Joe's. Though sometimes crowded the variety makes it worthwhile.My latest trek looked like this:There is a location in Totem Lake which offers easy access to 405. If I am in the area, I stop by at the one in Lynnwood as well.

The median price in October 2012 was $285,000. Market update for Kenmore, Inglewood and Arrowhead From May 15th- June 15, 2012 the Kenmore, Inglewood, Arrowhead area had 12 new listings. The new listings are priced from $467,500 to 849,900. Supply and Demand Home sales have been exceeding new inventory for several weeks.  Since this is a Buyer’s market prices are not yet moving higher as excess inventory is consumed. However, as the supply and demand trends continue, the market moves into the Seller’s zone, and we are likely to see upward pressure on pricing. Over 30 are considered a sellers zone. The real estate news of the last few weeks has been puzzling.  I study the trends everyday and see the Puget Sound market stabilizing and prices returning to 2005-2006 levels.  If you sell and buy today you'll feel bad about the price you got for your old home but you be overjoyed by the price you paid for the new one.  If you are a first time buyer there are many incentives to get you into your first home.  Banks are lending again and all you need is a good job, a down payment (sometimes as small as 3%) and a decent credit rating.  For everyone, interest rates have never been better.  Mark Twain said "Humor is tragedy plus time."   Two or more years from now, the people who bought today will look back at this tragedy and laugh about the prices they paid.
