Brett Favre hung up the cleats today :( To see him go out near the top of his game was great, but not seeing him back in the green and gold next year will be different (if not dramatizing). He has accomplished pratically everything there is in the game and was a consistent winner. The thing I admire most is the fact that he stuck to what he was and what he was comfortable with. It was common to see him exit the team plane in a t-shirt and jeans. Always a jokester (remember the snowball?) and a man that played with a kids enthusiasm on every play. I think the Pack have a very good option moving forward in Aaron Rodgers. When he was in at times he did seem to have a good flow on offense.  I tip my hat to Favre and his family for allowing us to enjoy his greatness for so long. Thank You Br...

Here is the market snapshot for Menomonee Falls Wisconsin Real Estate for the month ending February 2008. Number of Active Listings: 170 Number of New Listings: 39 Under Contract: 20 Closed Sales: 30 (down from 53 a year ago) Average Sales Price: $264,734 (down from $278,615 in 2007) Average Days on Market: 111 (up from 96 in 2007) What does this mean??  Menomonee Falls has an over supply of inventory. Around 12 months of inventory to be exact (30 closed sales and 20 pending, with over 170 current listings) This varies from price range to price range, and differs in various neighborhoods throughout the Village, of course, but the overall picture would indicate that prices in Menomonee Falls may continue to decline slightly over the next several months, until this inventory starts to se...

So up here in Wiiiiisconsin we have quite a motley crew of sports teams. Some have tradition coming out of their ears, while some have newly found success, and others keep falling flat on their face! Here is a modest opinion regarding a few WI based sports teams. The Good The Green Bay Packers With such a mountain of tradition in the past, and what was supposed to be a 'rebuiling' phase in progress, I don't think most realistic Packer fans expected the romp through the season and all the way to the NFC Championship Game. Don't get me wrong, IT WAS GREAT!!! I think the best part I like about this team and organization is the fact that they 'keep the apple core strong by cutting out the worms'. With a team that is full of talent and youth (except Favre) they should be in great hands with ...

Creative Financing - There are many forms of seller financing out there: Wrap-Around Mortgage First Mortgage Held by Seller Seller Financing with Subordination Joint Venture Also some 'unconventional' ways: Rent 2 Own Land Contract Land Trust  Lease Option Hard Money Typically my daily clients are investors. They help bring stability to the frequency of paydays and life. Two of my investor clients are helping everyday Buyers obtain homeownership through creative - or not typically practiced - financing options. Both investors 'qualify' their clients by doing a credit and background check. They are not so much concerned with credit scores, but more of a 'how are they progressing and making strides' attitude.
