I have been a REALTOR for he last three years. I know what many of you are thinking, WHY! I feel this is a great time for those who want to buy. My advice for sellers is if you do not have to sell wait. If you want to take advantage of the great deals that are out there, fine but remember that your home, if it is to be sold will have to be a good deal too or it will not sell. If you want to be a landlord, it is not that bad, get a home equity loan for the needed 25% downpayment, find a home that will rent for the payment and jump it. The deals are out there if you will have an open mind and a REALTOR who will work for you. I am that person.
A great place to find homes that are usualy priced below the market are forclosures. I list many forclosures and have been successful in helping clients find a home they can rent out for positive cash flow. Remember when buying investment property you want to be able to break even. In today's market you are buying homes that have the K-Mart "Blue Light Special". As with all sales they do not last forever and this real estate sale will not last forever. If you can hold on for a couple years, for tax reasons, the market will turn around and you can sell your investment at a profit and enjoy tax advantages in the mean time.
