Real Estate Closings:
We have an extensive real estate closing practice in Atlanta, and have closed thousands of both commercial and residential real estate transactions. From small private loans and multi-million dollar development deals, to numerous home sales and refinances, we have the nuts-and-bolts experience, expertise, and know-how to make your closing easy for everyone involved. Our clients expect their transactions to close smoothly and on time, and we consistently deliver.

Real Estate Investors:
Harlan and Associates has a thriving practice working with real estate investors. Over the years, we've helped hundreds of rehabbers, wholesalers, subject-to investors, and both hard and private money lenders profit from their real estate businesses. We also have been regularly-featured speakers at real estate investment seminars throughout the country at conferences like Kris Kirschner's Autopilot Complete Real Estate and Don DeRosa's Investor Bonanza. In fact, a number of investors exclusively use materials and documents that we created.

Title Examination and Insurance Services:
We regularly review title examinations, prepare title opinions, and, as an approved agent of Fidelity National Title Insurance, Inc., issue both lender's and owner's policies of title insurance. In fact, our title knowledge and experience is such that when lenders, investors, and even title companies have questions about title, they regularly come to us.

Foreclosures:
The firm handles all aspects of loan foreclosure sales, and our clients include private investors, hard-money lenders, and national lenders. From initial notices of default to the borrower, scheduling publication of foreclosure advertisements, to crying the sale and arranging for any transfer of title, lenders faced with foreclosing on a property rely on our experience and expertise.

REO Sales and Financing:
We regularly work with private, hard-money, and national lenders, providing closing services for their REO properties. In cases where we do not conduct the actual REO sale, our clients often use us to complete their financing transactions, and we work with the REO lenders' attorneys to complete the sale.

Homeowners' and Condominium Associations:
The firm works with both homeowners' and condominium associations and provides services such as declaration drafting and review. We also assist in collecting past-due fees and assessments.

Landlord and Tenant:
We have great experience in assisting landlords and tenants in matters of lease disputes, and have represent many of our landlord clients in dispossessory and eviction matters.

Business Representation:
Harlan and Associates provides a wide-range of legal services for corporations, limited liability companies, trusts, and other business entities. Our services include entity formation for limited liability companies, corporations, partnerships. We also offer contract drafting and review, business asset purchase representation, employment and consulting agreement drafting and review.
