Russ - I have a presentation that is complete with information about me (if they don't know who I am), my marketing plan (with examples) and what I can do for them. Then I discuss the conditions of the housing market in general, the neighborhood info, and then I show them the comps. I ask to preview their home as well, and have them tell me everything they know about it. After that, I ask if they have any questions, and see if we are a good match to work together to get their home sold.
The level of detail I go into regarding the home selling process depends on the experience of the home seller, and how much they actually want to know. Every listing presentation is different to some degree.
