William - I have not found that the neighbors are the first ones calling on a new listing. They must be telling you they are the neighbors, and probably are not interested in buying.

Hi William -- sure, they love to know what is going on in their neighborhood and I like having them call and ask -- it's another opportunity to expose the house to a possible buyer(or buyer connection).
Typically, when a listing is new, I can also invite any caller to an upcoming open house event too.
