The Agent you choose REALLY does make a difference

Agreed!  I have a scenario playing out now where I hear that ping repeatedly 7-10 times three to four times a day from one client.  Recently, I have tried to push them to email--not only annoying, but I am blowing through my data plan.

I have lenders that never pick up the phone and call me and just text. It bugs me and seems very lazy.

People think it's faster and easier, but in reality, it takes 15 minutes of texting to complete the same thing a 2 minute phone call, could.

The exception is a quick note, reminder, or question that doesn't require a conversation.

I text, but do everything I can to do things over the phone or via email instead

Embrace technology and go with the flow.  Personally I love texting; cuts out the annoying chitchat and small talk that I have no patience for or interest in.  I cringe when my phone rings and wonder who could of texted me instead!

I still love a good gabfest  or a long letter or email from a friend though.

It's quite good for quick answers. Sometimes I text, "email with details just sent."

Not good for things needing more than a few words.

That drives me crazy too...you cannot ask good questions in a text.

Recently I wanted to show a stale listing, and called the agent who said he would CALL ME BACK.  He did not.  So I sent an e-mail and left another message...no response.

Then I get the feedback form... and let the agent know that I did not show it because I could not get him to call me back.

His response:  "thats because you did not text me...have a good day"

I was glad not to show it, not to sell it and not do business with someone so dense.

This one made me LOL, Bob!  I have closed numerous deals where I never actually spoke with the other agent on the phone.  Everything was either text or emails.

Sometimes it is best to just pick up the damn phone, I agree.

These deals where we never talked on the phone were very smooth transactions.  If there were some problems, a phone call would definitely be made.

I'd answer your question, but I can't text it!  :)

If it is anything other than a short reply, I refuse to text it.  Too great a chance for a typo.  I'll text "let's talk" or "I'll email you the info."

My 20yr old daughter saved me from my texting angst. She changed the settings on my iPhone to handicapped/visually impaired, so I mind it much less now that I don't have to look for my reading glasses to read and reply.

I always ask the question of my clients "are you textually active?" which always gets a chuckle, and I crack myself up.

I have a data driven rule (shocker right?) if my reply is more than three full sentences, then we need to talk. When I get a complex text question, I'll reply "too much to text, i'm going to call you at XXpm"

I like texting for simple answers, will not engage in a negotiation via text or talk about contract details via text - too many missed details. Everything else, we can be textually active together.

Not to make excuses for people, but I think one of the reasons is that people are using their phones ALL the time.   I send texts when I am waiting for an appointment in the Dr or Dentist office, when I don't want to disturb the other patients.  I send texts when I am riding in a car with someone, if I don't want them to hear what should be a private conversation. I send texts in the evenings when I'm not sure the person wants to be disturbed.  I think texting has become so convenient, it's a default mode.  That being said, nothing can replace a good conversation with back and forth dialogue.

Bob Crane It might be maddening, but you have to communicate in the clients preferred method. The iPhone with Siri will let you dictate the text, so it makes it a little easier than typing it out on the little keyboard.

Bob Crane I guess, more and more people are leaning towards text. Hence, there is an MMS - record your message video and send them - serves the purpose! Most likely they will respond the same way.
