In commercial real estate, we did not encounter this situation.  We often counseled painting the building white so that it would show up better as people were driving by.  

One one occasion, when we had a magnificent office penthouse with 360 degree views of Los Angeles that was languishing on the market, we asked that the building take all the former partitions out and leave it blank.  We leased it soon after they did that.  A

No but it should.  Sometimes there is a time limit for them to get the things done, but not necessarily what needs to be done.  I love it when I let them know what needs to be done, and they disregard my advice.  Then they call everyday to find out why the property is not selling.

Not in the listing agreement although we have a section to add special clauses ... I provide a Seller Checklist that covers just about everthing but it's not required that the seller do any of it. I highlight areas of special attention.

We have a section for "special clauses" where any necessity which must be addressed is spelled out. Each scenario is different and it would be difficult to boilerplate everything..

We don't. I do tell people what types of things buyers look at, and what turns them off, and make suggestions as I go through the home. I do say that the house should be in showing condition when it goes live, so any packing, cleaning, projects, etc really need to be done before people see it, otherwise they start off thinking the price is too high.

The listing agreement does not, but i have this conversation as we walk through the home taking notes. It helps the seller understand how a buyer will see their home and what needs to be addressed.

That is usually discussed ahead of time. I have some sellers now painting, having their carpets cleaned and / or replaced, reviewing home warranty companies, changing furnace and duct filters, etc.
