There are two things the consumer pursues regarding real estate service on the www.
1. Validation/verification. They need to see credentials, evidence of success, social conscience. In essence "Do I want to work with this person?"
2. Answers to their questions? Example: "How can I keep from being beat out by other buyers?" "How come the homes are already sold the first day they appear on the www?"
You need both, but not on the same URL. The number 2 responder is in the 90 day market. That is important to know.
I take five of #2 to 50 of #1 any day.

My links do and the IDX (which is currently down for paperwork issues) usually does. I just got a new buyer this week from it...all the way from Toronto, Canada!

I have many go to my web site and sign up to look for property. I use long tail searches for neighborhoods I like to work.

No high pressure to fill out forms on it, just a phone number and invitation to call when they are ready, and they do.

That depends on which kind of leads are you inquiring about because buyers and sellers search differently and resonate with different parts of your website.
For us it is either sellers or real estate agents with referrals for us:
Sellers connect with us most on our about page. Your about page needs to be current, keep it updated, needs to be telling your story and connect with your ideal client, ( that is called an "avatar" now).

I've had a couple of leads, but nothing that panned out. I've switched it from a lead gen concept to a listing promotion concept. Most of my traffic went to blogs and some of my listings, just not enough to make the blogging (use of existing content) worth while.

Absolutely. It is a source of information AND an introduction to you and your expertise. Links to a blog are very effective.
