It is a true conflict of interest - it is not in the consumers' best interest. Net listings tend to benefit the agent who has a professional advantage over the general public.

Net listings can tempt a unscrupulous agent to take advantage of an unwitting, naive seller.

Follow the rules in your state. Consumer protection is the goal.

I haven't ever even considered it. Apparently some unscrupuous agents have so law makers had to put something on paper to protect the seller. 

Usually to protect an uninformed seller from egregious profit by an unscrupulous agent!

Because the state thinks that our clients are total morons and that agents are evil geniuses.

It creates a conflict of interest between the agency and the client.

it's an important protection for the seller.... that equity could end up in the agent's pocket with a net listing....
