Yes, our industry is cyclical but I do not have a crystal ball. A reputable appraiser in my selling area stated the local market is doing quite well.

Richie,  I read this and hear gloom and doom.  If there is a reason to sell - then sell.  If not, then no need to create more fear in the minds of people.

The market will shift. History repeats.  When will it shift?  Only time will tell.

I think this will currently depend on how far behind homeowners get on their mortgages and the attitude of the lender towards repayment

I view every swing in markets as a buyers market. When in an upswing buyer run the price up. In a downswing, buyers run the price down.

Business is indeed cyclical. Here in Tampa Bay we can always count on the snowbirds buying condos so they can live where they vacation. And we all look forward to the boom during the baseball spring training season. And now we are anticipating the pre-summer, sell before the inventory grows season.  All this anticipation has compelled me to visit the pharmacy for more Pepcid.

Preppers are saying, 'I told you so," as the rumblings of food supply disruption reverberates. Economist are saying, "You can not increase the national debt 4x in 4 months without REAL consequences. Nancy says, "it is Christmas all year in DC. We will fix the debt with a balanced budget ...later."

Many businesses are NOT coming back. I watch the commercial equipment boards and see lots of nearly new, commercial and industrial equipment for sale, Going out of business sale..  They need cash now and will settle the debt in the courts.

The near future opportunity is for INVESTORS.  Citizens are going to feel the pressure and becoming increasingly desperate.

And long term, the most reliable source of spending money for the gov't is taxing real estate. After all, they know where we live.  And that big apple will be eyed as the best way to balance the budget.

A good, really good argument could be made to maximize ones liquidity today to capitalize on opportunity tomorrow.

Those who attempt to time the market are largely unsuccessful. If a homeowner has a good reason to sell, then they should sell.

Our Phoenix market is moving from very, very active with few listings to a more balanced one with more listings. And days on the market are not unusual.

Today is a sellers market & I don't see that changing for at least a few months. We've got buyers buying so that's where I'm heading also.

Why sell into this market? The only reason might be to convert to renting, but not while carrying a mortgage on a home that is not selling.
