Oh it's been happening in (the bigger cities) in AZ! 
Deed fraud, crooked 'principal' crooked notary usually out of state and no one paying attention to second homes that haven't been dusted off recently or where the owner has died and the mailing address is 'somewhere else'. 
And the crooks are usually in . . . . CALIFELONY of course! LOL

Yes one of our local attorneys has spoke to our brokers group about this topic.  She has dealt with many folks that have had this happen to them.  Every once in awhile I remind our SOI to make sure all is good and explain this to them.  They are appreciative.

Interesting form of "insurance" or protection, with a lot of fear tactics to get the sale.  


    I'm not saying scammers never record bogus Deeds, of course they do, but it's not as easy as this website makes it sound.  At least not in Florida.


   In Florida, anyone recording a Deed will face Documentary Stamp Tax on the Deed, and recording costs.  That typically runs into the thousands of dollars.  All signatures must be notarized and witnessed, the name and address of the person who prepared that Deed must be printed, and many other Florida Statutory requirements for recording instruments affecting real property.


    I can think of other ways to spend $20 a month.

This reminds me of the mail that I have gotten in the past from companies that are trying to entice me to pay to obtain a copy of my recorded deed. Of course, for the service that they offer, the want to charge much more than I would pay if I simple requested a copy from the county recorder of from a title company.

I've heard of these and asked my title company how they work.  They said there is nothing they can do to actually prevent anything.  The best that can be done, which our county does, is to notify you once there is a recording.  Six counties, including mine, offer email notifications now any time your name has a deed change (this will present false positives if you have a common name and they warn about that).

Real Estate is a multi-trillion-dollar industry with everyone trying to take a bite out of it. Ideas, companies, gimmicks, tools and services come and go.  Lots of it is reinventing the wheel and giving it another name. Still, some of it is not necessary to perform what people did over the millenniums i.e. buy/sell/invest and use a scribe (agent) for the history & confirmation

Our clerk of court has a service that you can sign up for free and it will notify you each time something is recorded against any of your properties.

Anyone can e-record a fraudulent deed on property. This service does not stop that from occurring.  The original title insurance policy covers them from this scam  but they have to make a claim. I'm working on an article about title for a news outlet related. I would not purchase this expensive service. Read your tax bill, check the mail, be aware, don't give your date of birth or social to anyone on the phone, do not give your correct date of birth to social media set ups.

we have title insurance which protects against forgery so we don't need anything else.  Plus my wife is friends with the clerk and has told him if a deed comes in for our house call us because we aren't selling.
