Community service is a wonderful thing. There are those who love to volunteer for various causes, and there are those who are ordered to provide community service by the order of a judge. ALL forms of volunteerism is appreciated, but those who have volunteered while also serving our country is extra special to me.Yesterday, Sunday April 12th, we enjoyed a pancake breakfast at The Minot Rural Fire Department. Many of those whom were there to service the pancakes were local volunteers. The Minot Air Force Base is huge on promoting volunteerism. I know that base personnel are required to help anyone who is stalled on the side of the road. The biggest and best example I can give you is when a fourth of the homes in Minot were affected by the worst flood in it's history Military volunteers we...

It’s Not About AI… It’s About Having HelpI didn’t expect this.Everyone keeps talking about AI like it’s some big, complicated, futuristic thing. Words like technology, systems, prompts… all of it sounds like work to me.That’s not what this is.For me, it’s something much simpler. It’s like having a steady place to turn. Not something that replaces people, never that. But something that helps me think out loud, organize my thoughts, and catch the ideas before they disappear. Something that doesn’t get tired when I’m going a mile a minute. Something that can keep up.Today was one of those days.An emotional radio show. A dedication that mattered deeply. Real estate situations that weren’t easy. And somehow, I walked in prepared. More than prepared… grounded. That didn’t happen by accident.I wa...

Shared Driveways & Easements: Smart Solution or Future Headache? Not every property has the perfect spot for its own driveway.Sometimes the solution is shared access—one driveway serving multiple homes through an easement. On paper, it can solve a lot of problems.Limited frontage.Tough sight distance.Wetlands in the way.A shared driveway can open up land that otherwise wouldn’t be accessible. But here’s the reality…What solves a problem today can create a different one tomorrow.A shared driveway means shared responsibility.Maintenance, snow removal, repairs—someone has to handle it, and more importantly, everyone has to agree on it.That’s where things can get complicated. If the easement isn’t clearly defined, you’re setting the stage for future disputes. Who pays? Who maintains? What happe...

Cause & effect is no myth. One feeds the other as sure as night follows day & day follows night. We trigger effects by doing or not doing something & the results of our actions or inactions manifest. Change is our only tool besides doing nothing that can help us along for the better. BTW, nothing comes with consequences if not done correctly. There is a Universal Law to illustrate this point as follows:IF YOU NOTHING RIGHT YOU WILL DO NOTHING WRONGHABITSThere can be good or bad habits both always looking to join inside you via beliefs & hitch a ride. It's up to us to monitor, modify change & rid the habit "closet" to keep us running in a balanced way or to achieve an optimum in whatever our chosen endeavors. NOTE: choices have consequencesOVER & OVER AGAINThe beginning of the insanity c...

The stats are out for the month of March, and the numbers reflect a slight increase in sales from February.   There was a decrease in inventory from last month.   We have seen many spring-like and even summer weather and many sellers jumped out early and listed their homes.  It is interesting talking to different agents.  Some are SUPER busy listing homes, and then they go pending quickly.  Others, list a few and they sit for a while.  Buyers - If you have thought about buying a home this year, rates are did decrease a bit this week.    There are sellers possibly willing to give you concessions for your closing costs and no one is waiving inspections right now! Be sure to be pre-approved and know what your budget is!    The inventory has decreased a bit.     We are also seeing a few hom...

With economic headlines, global events, and near constant talk about affordability, you may be wondering if this is the right time to move. But here’s what you need to remember. While recent events do have some impact on the housing market, they don’t take buying off the table. You just have to use a different strategy.Mortgage Rates Have Been Up Slightly – Here's WhyAfter trending down for most of 2025, mortgage rates have been higher again for over roughly a month now. And experts say it’s a result of what's happening overseas and in the broader economy. As Mark Fleming, Chief Economist at First American, explains:“Mortgage rates have recently moved higher, driven by geopolitical uncertainty and rising energy costs that are contributing to inflation concerns.”But what does that really ...

The Masters, Magnolia Blooms, and a REALTOR® on the TeeThere is something about The Masters Tournament that feels like spring has officially arrived. For those of us raised in the South, it is more than a golf tournament. It is a tradition. The azaleas in full bloom, the perfectly manicured fairways, the quiet respect for the game, and that unmistakable green backdrop of Augusta National Golf Club. It is a weekend that invites you to slow down, settle in, and appreciate both the beauty of the course and the discipline of the players who walk it.This year brought an added layer of pride. Watching Brandon Holtz step onto that course as an amateur and a real estate professional was something special. It is not every day that someone from our industry stands on one of the most respected st...

In real estate, relationships matter just as much as results. And while contracts are an important part of protecting both parties, I’ve always believed something simple: No one should feel “stuck” working with me. Ever.Yes, I use listing agreements like every professional agent. They outline expectations, responsibilities, and create a framework for success. But if a client ever truly felt that I wasn’t meeting their needs, I would never force them to stay.Instead, I would ask for something much more valuable than a signature on paper- honest feedback. My Philosophy: Earn the Relationship Every DayIf someone came to me wanting to cancel a listing agreement, my first response wouldn’t be defensive - it would be curious. What’s not working? Where have I missed the mark? What can I do diff...

I recently came across a question by Mary Oliver:“Tell me, what is it you plan to do with your one wild and precious life?”It stopped me in my tracks.Time has a way of quietly moving forward, days turning into weeks, weeks into years, until suddenly we realize just how quickly it all passes. And in that realization comes something powerful: awareness. A gentle nudge to pause, reflect, and ask ourselves if we are truly living with intention. What do I want to do with my time?Who do I want to spend it with? What moments do I want to create, remember, and hold close? For me, the answer is clear.I want to slow down enough to truly notice life… to stop and smell the roses more often. To be fully present with my family and friends, the people who fill my life with love, laughter, and meaning.And...
