I hope that everyone looks at our overall picture of the Arizona Real Estate market. There are a lot of investors that are in real trouble for sure, thus the reason for the high foreclosure rate. There are also people that over extended themselves at the peak of the market in late 2005 and going into early 2006. It worries me that with all the media coverage of doom and gloom - that there is a possibility of herd mentality just like the stock market when something happens. There are great deals out there for Buyers and the sky isn't falling. As the market corrects and the Lenders restructure their guidelines don't panic and make this a self fulfilling prophesy! In any market it is imperative to exercise prudence and judgement and to surround yourself with wise councel and a seasoned Rea...

Isn't it funny how not too long ago you couldn't even find a home for under $200.00/Sqft?In my opinion, this Arizona correction is a welcome one. Although I know there are a lotof people that are in trouble because of the market correction, and sure, my home pricehas dropped 80k - But the correction has also been significant enough that our policeofficers and teachers can now buy again without having to live in the boondocks! Now is agreat time to buy a home especially in Gilbert! There are great deals available in new homesas well as resale! So why are we scared to buy right now? Jump in the water is nice!!

Located in the Phoenix metro area's southeast corner, Gilbert, Arizona has quietly become one of the fastest growing communities in the nation, attracting roughly 1000 new residents every month. With steady expansion over the past two decades, and a population approaching 200,000, Gilbert has managed to sustain its small town southwest charm, while promoting its strong economy and growing high-tech sector. The city's careful approach to development has also produced a number of attractive residential areas and planned communities, where parks, man-made lakes, and equestrian trails create breathing space in a thriving semi-urban setting.Homes amid Gilbert Arizona real estate range from affordable single family residences to desert estates and golf course homes with a wide variety of cust...

Being from the Phoenix area, i have had heard so much talk about the infamous report that can found on MSN.com about US markets.  If you have not read it yet, it shows that the Phoenix market as the second most volitile market in the nation with statistcs to back it up.  It's not clear to me why the media almost always paints the real estate market as "doom and gloom."  Rght now is a great time to buy, hence the term "buyers market".  Granted i wouldn't assume that flipping would be the greatest idea in the world right now, but even in that market there are still deal to be had, especially with the coming foreclosures that are bound to hit because of the 2005 mayhem.  As a rule of thumb, a house should be bought with the intentions of staying there for a minimum period of two years.  Th...

Oh, last night was a hard time to be a real estate agent.  Tears of joy are wonderful, I can even handle tears of sadness or grief as they remind me I am alive.  Tears of regret just kill me.A friend of a client asked me to come over and talk with them about their situation.  They had signed with another real estate agent for an entire year in an effort to sell their home while building a new one.  The year contract has finally come to an end, the new home is done within 60 days, and what is left to show is a whole lot of regret. This home is stunning, from the incredible neighborhood to the perfect end of cul-de-sac, surrounded by greenbelts.  Incredible soaring ceilings, tons of windows, etc, etc.  It was priced fair and continued to be priced fair as the market dropped.  Why in the wo...

Darla and Scott were looking for the right house in the right neighborhood. They envisioned their kids spending lots of time outside, but close to home. They found it with Jake's Ranch. Jake's Ranch is a popular neighborhood in Gilbert, AZ for a number of reasons. First the location: just two miles from the freeway, three miles from the new mall, Costco, as well as the new hospital and numerous school options in the surrounding area. Second, the design of the neighborhood makes it popular as well. Many cul-de-sacs, mature green trees, and gates. Why a gated neighborhood in the Phoenix area's safest city? Darla says it greatly reduces the traffic. That results in a safer, quieter community. The kids rule the neighborhood with their ability to go zipping through the streets with less conc...

Gilbert Arizona's Cosmos Dog Park Opens Area for Small Dogs Gilbert Arizona's Cosmo Park, a local dog park, now has an area devoted to small dogs. The small dog area is a fenced-in spot is just off the parking lot near the basketball court. This new section opened after owners of small dogs clamored for such an amenity after concerns about the aggressiveness of larger dogs. The park, which was rated the best dog park in the country earlier this year by a national magazine, will be closed on July 15th until August 15th for turf maintenance and other work. The dog park, which opened last summer at Ray road and Loop 202 in Gilbert Arizona has been so popular with users that the grass is severely worn. Also, the park's doggie beach will be extended to help cut down on mud. While Cosmo Park ...

Anyone looking for a mall in Gilbert?by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateGilbert is growing.  New construction galore.  As more and more people move into Gilbert the amount and number of retail outlets will also grow correspondingly to meet growing demand.  A HOOOOOGE mall, in the form of the SanTan Village shopping center is set to open this fall per the East Valley Tribune.  This mall will be based on 120 acres located at Williams Field Road and the Loop 202.This mall has been in Gilbert's general plan as early as the 1980s but only in 2003 did residents approve a bond for said mall.  The mall is expected to house approximately 130 "tenants" (aka shops/vendors etc.).  Happy shopping!!Thanks for Reading :)Kaushik Sirkar, Chandler AZ REALTORhttp://www.homes...

The Census Bureau just released Gilbert as being the 5th fastest growing city in the U.S.! That’s great because we have room for more.  That’s right; we presently have 2667 active listings to sell.  The Gilbert Republic stated that Gilbert added 13,860 people between 2005 and 2006.  With numbers like that you wouldn’t think there would be any concern for the local housing market…Unfortunately, there are many other variables.  First and foremost, Gilbert has been averaging home sales of approximately 300 per month through the MLS.  At this rate we have just less than 9 months of inventory For more about the great City of Gilbert go to Gilbert or if you would like to find out more about homes listed in Gilbert or surrounding areas visit: The Jones Group Sincerely, The Jones Group

Ever woken up and there was a hole next to your house?by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateAs Real Estate Agents, we have to know and be aware of many things.  Some of these may include comps, neighborhoods and floorplans.  What about builders and construction of malls or roads?  Sure.  And what about fissures.  FISSURES?  Fi-what?  Well, Arizona, primarily central and southern Arizona have fissures that can cause problems.  Don't believe me?  Wait...before we look at cases of fissures, how about we look at some examples of how they basically cropped up out of nowhere in the recent past to cause trouble....http://www.azcentral.com/community/gilbert/articles/0811fissures-ON.htmlhttp://www.eastvalleytribune.com/story/47157What is a fissure, exactly??  Well I f...
