The draw of Seville as an attractive investment for Gilbert home buyers, has allowed this neighborhood to steadily close sales.  There are 107 homes currently for sale, which is slightly more than last month.  However 13 homes have closed escrow during September which is almost double than August.  28 homes have currently accepted offers.  When location is everything in real estate, it really pays to invest in a neighborhood that continues to sell, even in a down market.  Some of the draws of Seville include:  great school within the community, friendly and outgoing neighbors, the (totally optional) country club and golf club that are very family focused, and the proximity to the San Tan Mountains. To learn more about living in Seville, check out the neighborhood profile at Finding Phoe...

Are you looking for an upbeat restaurant using only the freshest of ingredients?  Are you looking for food that is not only good for you but also delicious?  Look no further than Pita Jungle. Pita Jungle originally opened in 1994 in Tempe.  Since then they have opened six more locations around the valley.  Having eaten at several of them I can say that the food, flavor and ambiance is consistently wonderful. Recently I dined at one of the newer locations in Gilbert.  True to form the walls are decorated with original art by local artists (that one can buy) and there is the open kitchen where you can see the chefs cooking up their delicious dishes.  We were quickly greeted and led to our table.  Upon opening the menu we were greeted with a surprise - an insert detailing some summer speci...

Living in the Valley of the "Sun"                                                                             Upon moving to Arizona, you quickly become aware of how much the sun influences everyday life in the Phoenix area.  For example, Look at a map of the city and you'll notice that 90% of homes have a north/south orientation, to lessen the impactof the sun. If you work in construction your work days during the summer will begin at 5 a.m. and end at 1 p.m. Work on the freeways are done at night, when it cools down to 101 degrees. Gold courses will almost pay YOU to play during the summer. I was reminded of another one today by an article in the Tribune discussing the increased effect from the equinox for valley drivers.  Since the roads and freeways are layed out in a grid pattern, ...

Why is my home not worth as much?   I wrote a blog a couple of days ago titled "being positive in a negative society". It's actually helped me quite a bit to cope with some of the unusual situations we are facing in our current real estate market. I was doing my follow up phone calls and came across this person (we'll name it Sally to protect their identity) who had requested a home evaluation. I sent out a CMA and called later that day. The conversation started very good, very polite. Unfortunately Sally was unable to open the attachment which showed all the homes that had sold. No harm, but then Sally started to drill me. Normally I'm the one who asks the questions but this time I got rocked over the phone!! She asked me what I thought she could list the house for. Obviously I hadn't ...

"It's all about ATTRACTION MARKETING" Kyle Clouse said an Arizona Network Marketing Entrepreneur and owner of http://BlackBeltMarketing101.com. "And it's actually a lot easier than what most people think".Kyle Clouse said that he "tired" of not succeeding despite following the instructions of his up line."After much determination I came into contact with some very talented and successful network marketers. They basically took me under their wings and showed me what other top producers in network marketing are not sharing. It literally took my business from making a couple of grand per month to 5 figures per month. The system and formula is so simple and it works for any business. I am now sharing this same system with other network marketers who are also having the same results." Clouse...

Building a Referral Network   When I started Real Estate, I promised myself that I wasn't going to treat my clients like they were just a one night stand.... I had to call them back days, weeks, months, years after they'd buy from me. I was showing properties this morning in Gilbert AZ and drove by the very first house I ever sold and well I had to call my very first client to see how he was doing. Turns out his brother is looking to buy a house and had I not called him he would've forgot to refer his brother to me. Hey it's only fair, if I forget about my clients why should they remember me? I have now set time aside to do something to stay in touch with my clients, whether it's email, phone, or even txt messaging. I actually created a MySpace specifically for my business for anyone to...

"I Want to Make Sure You Didn't Misunderstand me..... Because You're About to Miss Out On Something Huge...."   I recently did a little experiment on my way of thinking. The results were extremely surprising and I want to share it with you. I woke up one day and I sat around thinking to myself "If the US economy collapses, are we going to die?"...... I mean look around, when the Fed started cutting rates back in 2007 we knew our cost of living was going to go up. Gas prices soared, $100 worth of groceries now costs 3 times as much, people are losing jobs, home prices keep declining and our inventory is still pretty high. Now we've got Fears of Merrill Lynch going up for sale, Lehman Brothers bankruptcy and on and on. Well, I'll confess that back in December I was terrified and I started...

Gilbert AZ Housing Market   How's the Real Estate Business? Attention has been shifted to the elections as it should since the housing market is going to greatly depend on it. Yet this question is still one of the top ones I hear. Simple answer: Bad Bad because we still have quite a bit of inventory to clear and because prices are BACK TO NORMAL. It's only bad because if you owned a home before 2003-2004 and you didn't sell in 2005 you missed out on the opportunity to sell at a high price - one you won't see for another 10 or 15 years. Whether price increases or goes down, if the volume of transactions decreases then trade is not being facilitated. Our worst month was January. We have had a higher than the average number of homes being sold each month since March. If that keeps up, then...

If you've been involved in a wreck, a tree has fallen on your car, or you have just gotten a big dent in the side panel from someone opening their car door haphazardly in a parking lot, you may be considering getting the damage repaired so your car can look like it used to. But this is a process you should step into carefully and know your options.   When it comes to traditional dent removal or repair you will be dropping your car off at a body shop, allowing them to do their magic, and expecting to get your car back looking just like it did before the damage was done, right? Not always.  It is important to know the process auto shops go through when they are repairing dents in a vehicle.   Once they get your car they are going to have to cut out the piece that has the dent. Then they w...

The daily report continues to give us some good numbers.  We see that: 60 Homes for Sale, new to the market. 79 Closed Escrow 26 Accepted Offers   The number of homes going on the market on a daily basis has slowed a bit, while the number of homes closing escrow has increased just a bit.  Anything that brings the inventory down, will increase demand. To continue my post a few days ago, about putting on your gloves to get a deal, my clients found a great deal offered at $245k.  We offered $255k, it went to a higher offer at $265k.  Such is the market.  I think we have found bottom.
