This post is inspired by Bob "RealMan" Timm's post Morning Exercises! Bob's post is about starting your day with what I like to call, "An Attitude of Gratitude."  The post continues to the topic of volunteering at a Christian Radio Show and how he enjoys it.    As we commented back and forth, I was reminded how many years volunteering has been a part of my life, and what it's given me in return.   As we know in Active Rain, inspiration comes from many sources.  A thought, a memory or a  new idea. In this case, memories!  Volunteers are truly the life blood of many organizations, just as Bob has written.  How many times have you been asked to volunteer?  And how many times have you volunteered without being asked?   I have never thought about the topic collectively.  But from high school...

In this information packed world, it's very easy to find answers online.  Just ask Siri, Google a search, or visit Ask.com to name a few places anyone can go for answers.  So when a home buyer or seller needs answers, be THAT agent that provides a detailed description of the process before the have to look for answers.  This is exactly why realtors need to be focused on their clients wants and needs to anticipate questions based on information gleaned in an interview.   Show you care by spending the time with them long before you are selecting homes to view or listing a home for sale.  Ask the important questions shows that you are interested in getting the job done effectively.    If you can provide information to answer those questions before they're asked, you'll be seen as an effect...

Homebuyer Activity Shows Signs of Warming Up for SpringThe spring season appears to be warming up in housing as more and more buyers enter the market. And after rising mortgage rates sidelined so many buyers last year, that’s a good sign for sellers. Realtor.com has the latest: “Spring is officially here, and like green shoots emerging from the bleak winter, new data suggests that more buyers are back in the market, although more subdued compared to a year ago.” We know buyer activity is trending up because of mortgage purchase application data. Why Aren’t Home Prices Crashing? There have been a lot of shifts in the housing market recently. Mortgage rates rose dramatically last year, impacting many people’s ability to buy a home. And after several years of rapid price appreciation, home prices finally peaked last summer. These changes led to a rise in headlines saying prices would end up crashing.Even though we’re no longer seeing the buyer frenzy that drove home values up during the pandemic, prices have been relatively flat at the national level. Lawrence Yun, Chief Economist at the National Association of Realtors (NAR), doesn’t expect that to change: “[H]ome prices will be steady in most parts of the country with a minor change in the national median home price.” You might think sellers would have to lower prices to attract...

How Changing Mortgage Rates Can Affect YouThe 30-year fixed mortgage rate has been bouncing between 6% and 7% this year. If you’ve been on the fence about whether to buy a home or not, it’s helpful to know exactly how a 1%, or even a 0.5%, mortgage rate shift affects your purchasing power. The chart below helps show the general relationship between mortgage rates and a typical monthly mortgage payment:Even a 0.5% change can have a big impact on your monthly payment. And since rates have been moving between 6% and 7% for a while now, you can see how it impacts your purchasing power as rates go down. What This Means for YouYou may be tempted to put your homebuying plans on hold in hopes that rates will fall. We’re in a Sellers’ Market. What Does That Mean? Even though activity in the housing market has slowed from the frenzy we saw over a year ago, today’s low supply of homes for sale is still a sellers’ market. But what does that really mean? And why are conditions today so good if you want to list your house? It starts with the number of homes available for sale. The latest Existing Home Sales Report from the National Association of Realtors (NAR) shows housing supply is still astonishingly low. Today, we have a 2.6-month supply of homes at the current sales pace. Historically, a 6-month supply is necessary for a ‘normal’ or ‘neutral’ market in which there are enough homes available for active buyers (see graph below):What Does This Mean for You?When the supply of homes for sale is as low ...
