Unless the U.S. Congress extends them, under Section 102 of the 2007 Act the current capital gains rate reductions will sunset December 31, 2010, at which time the rates will revert to 20 percent and 10 percent. Cupertino CA Real Estate Trend   What is the current Cupertino Ca Real Estate market? Let us compare from July 2009 to July 2010 we can see some interesting changes:  1). Home inventory has dropped from last year’s 136 to 108 this year.  The numbers of sold homes has gone up this year to 39 from last year’s 38.  2.) The average Cupertino homes sales price is higher this year. This July’s sales price is $1,202,207 vs last July`s $1,101,230. The median sales of July 2010 is $1,120,000 which has gone down from last July`s $1,022,500.  3.) Last July took  average 55 days to sell a home but it took 40 days this year.  This real estate trend is the same as last month. You can click mine and learn how to make one of your own. Cupertino Real Estate - Trulia This is one of several widgets availabe. This one allows you to show local trends for listing prices for the past year in two different cities on the same graph. The bad part is no matter what "neighborhood" you select within San Jose, the stats remain the same (won't go by zip bode for example and Alum Rock shows the same number as West San Jose). End of another month, and time for the stats!  I compile these stats on a daily basis to help understand what the market is doing. There are several numbers that I collect.  Active homes represent homes that are active on the market as of that date.  The "pending" catigory are homes that are pending sale.  And the SOLD numbers, are the sales (escrows that closed) on the MLS for the last 30 days.  Can have a margin of error (+/-). Hiking in Linda Vista Park, Cupertino CA Ever wanted to do a great hike, close to home, but feels so far away?  Try Linda Vista Park.  It is located on Linda Vista Drive in Cupertino.  At first you wouldn't think you can do some hiking here, but the path is there, right up to the top. The park as play structures, and the hiking trail can be found from the middle of the parking lot going up the trail.  The hike is for moderate hikers, as it is pretty much an uphill walk to the top of the hill.  When you get to the top, you will be rewarded with a view of the SF Bay, the bridges, Mountain View, San Jose, Cupertino, the hills and the city.   Have you ever thought about that statement?  When something good happens in our Real Estate lives, it always seems to be due to us, because we are so awesome. I got the lender to fund the loan.  I got the title company to clear title and close escrow.   I got the buyer to the closing and got him to sign the papers in time to get it recorded.  I negotiated the deal and got the seller/buyer to accept what it was that I wanted. The common word or phrase in the above paragraph was "I"  "I GOT" etc... So let's look at the other side of the coin... The lender didn't fund the loan.  The Title/Escrow company didn't sign off on time and THEY didn't get the deal recorded.  The other agent didn't do this/that.  The buyer didn't bring their stuff to closing, so it didn't close.  I'm so mad at the... 07/19/2010
