Anyone Can Hold the Helm When the Sea is Calm  If your business is anything like mine, COVID is presently dishing out challenge after challenge to the way you (used to) work.  If it hasn't already driven many nails into the coffin of the way things were, then I'm willing to bet you're within earshot of the hammer.  If you've had time to collect your thoughts and countenance reality, you may have even begun to think about how biz will look in 2021, 2022 or beyond. Many of us, in real estate careers we have built over years or decades, have assumed a form of de facto leadership.  We likely have staff that report to us and certainly we have clients to manage and lead through the complexities that even an ordinary real estate transaction can impose.  People referred or returning to us have ...

Having been a Realtor for over 24+ years and 22+ years of it in the greater Los Angeles real estate market, I had gratefully many transactions. Hence, there are many stories to share. Some stories cannot be shared due to confidentially agreements and to protect the parties involved. Other stories of course are wide open for dissemination. Then there are stories where changing the names and locations would be highly advisable to protect the guilty parties.Since this story is being submitted to Lisa Von Domek       Active Rain Challenge “Love is in the air” I do not need to change anything to protect anyone, because this was a “love relationship transaction” vs. a “challenging transaction”.I was relatively new in Los Angeles and in those days, the easier way to get clients was to sit on “...

Time Is of the Essence There it is in black and white.  Section 29 of the California Association of Realtors' residential purchase agreement.  "Time is of the essence."  And in real estate transactions, which are inherently complex, this simply means that every day matters.  To be competitive as a buyer you need time on your side because very likely the seller of the home in which you're interested knows that the longer things take to get to the closing table, the greater likelihood something might go wrong with the financing you need in order to acquire the home. "Like what?," you ask. Perhaps the borrower/buyer will file his tax return and it will change the qualifying income.  Or gosh, maybe the buyers will inadvertently miss a credit card payment, or their autopay will malfunction a...

Did you know that Hollywood High School has been around since 1903?If you ever visited Los Angeles the odds are very likely that you either walked by it or were near it. Most people come to Los Angeles and visit the Hollywood walk of Fame and the corner of Hollywood Blvd and Highland Ave. Well between Sunset Blvd and Hollywood Blvd half the distance is taken up by Hollywood High School. The exact address for those who like to use Google Earth is 1521 N Highland Ave, Los Angeles, CA 90028This picture is the entire east wall of the High School and the Mural was completed in 2002, interestingly I am just finally getting to blog about it😊Many students who are considering entertainment as a future career gravitate to Hollywood High School, since it is considered one of the best High Schools ...

Well in the good old days we used to throw an Oscar Party... well those days are gone... so what did we do? Well we celebrated just like if there was a big party:). I guess I am exaggerating, we popped a not too extravagant Champaign which was still very good. Now with that said. Did we miss anything by not having a large Oscar Party? Not really the clean up was easier and we did not need to argue about who was more deserved than the actual winner. So with that said did we do an Oscar Ballot? Yes we did, was it fair and square? Well I did not see one movie and Diane did see most of the ones up for the award... so who won? Of Course I did, I looked at all the websites that were predicting who will be the winners and I completed my ballot based on the input I received. YES feel free to co...

Never Mind the Tax Cuts and Jobs Act, Here's the Homebuyers Side One: Mortgage Interest Deduction:  Reduced from $1MM to $750K. Grandfather:  If you have a loan that was originated before 12/15/2017, and your mortgage balance exceeds $750K, you are still able to deduct the interest up to $1MM.  You're grandfathered in, unless... Don't Fear the Refi:  If you refinance a mortgage with a balance above $750K and your loan was originated before 12/15/17 AND via the refi the loan balance does not increase, you will "carry over" your $1MM cap. HELOC'd and Unloaded:  The mortgage interest deduction on home equity lines of credit (HELOCs) is eliminated.    Side Two: New and Improved:  If your HELOC can be shown to have been used to substantially improve your residence, mortgage interest may stil...

One of our favorites was the cucumber, dill, cream cheese sandwich. And don't forget about the warm scones and homemade whip cream with strawberries! Yes, thank you, and I'll have another,...yum!! With four locations you have plenty of options. Click on Chado's origins to read more.

It's like the word is out that all the crazy people in Los Angeles should head to Hollywood Boulevard. Probably because they will blend right in and not stand out. There are so many of them. Throw in the tourists, the porn lingerie shops, the guys who start walking in the crosswalk but then suddenly stop, head sideways cocked, to look at the sun or a bird crapping on their head from overhead, hard to say, but these oblivious attitudes holds up traffic. Not that it matters. The drivers aren't much better. After they almost kill you by zipping through red lights while speeding, they are polite enough to wave a hand in the air as though it makes their actions OK. Or, maybe they're just saying: well, aren't you glad I didn't hit you this time? There is always a next time, though, Ciao! Welco...

Yesterday, my fiance and I were strolling along Sunset Blvd after waiting online to see a screening for Jordan Peel's movie, 'Get Out' and told it was full. Turned out to be a good thing because we wondered into Amoeba Music (The worlds largest independent record store). I headed up stairs to get a better view of the record store and when I had a moment to really appreciate the vast collection, I just stared in wonder. It was pretty out of sight to see so many CD's, Records, posters, books and many other 'random' items. The chain of music stores first started in Berkley, CA back in 1990 paving the way for several other store to open, including the one on Sunset Blvd in 2001.

Last week on February 6th, I had the pleasure of viewing 'Superior Donuts' on the big screen with all cast members present. The CBS television show is based on a play by Tracey Letts.  “Superior Donuts” stars Judd Hirsch as the gruff owner of a small doughnut shop in a gentrifying Chicago neighborhood and Jermaine Fowler as his new, younger employee. Katey Sagal, David Koechner, Maz Jobrani, Anna Baryshnikov, Darien Sills-Evans and Rell Battle also star.Hailing from CBS Television Studios, the series is executive produced by Bob Daily, Neil Goldman, Garrett Donovan, Mark Teitelbaum, John Montgomery, Michael Rotenberg, Josh Lieberman, and Fowler.Did they give us donuts at the premier? of course! and so many varieties, yum!Congrats to the cast and crew.

Its very refreshing and exciting when we have opportunities to watch movies that really help open your perspective, especially in times like today. The two movies that I personally give the Feng Shui stamp of approval is "Kubo and the Two Strings" direct by Travis Knight" and "Hidden Figures" directed by Theodore Melfi.  "Kubo and the Two Strings" is about a young boy named Kubo and he must locate a magical suite of armor worn by his late father in order to defeat a vengeful spirit from the past. This may not sound like much, yet please do not be fooled. The folklore provides insightful life lessons through powerful story telling, composed music and fantastically designed animated visuals. The story will truly touch your heart and spirit.   "Hidden Figures," is based on a true story abo...

The Playboy Jazz Festival at the Hollywood Bowl The Hollywood Bowl is an LA icon, a celebrated outdoor amphitheater offering a range of concerts and events in sight of the famed Hollywood sign.  No doubt the Playboy Jazz Festival, a 2-day extravaganza of diverse jazz music typically held in June, is, after 38 years, iconic as well. A beautiful setting, terrific music, and great people-watching (it's LA, right?) make for a memorable and fun experience. We attended 1 day of the festival 5 or 6 years in a row with our daughter and son-in-law until they started their family. It was always lots of fun, despite the crowds, and we brought our own home-cooked feast to enjoy through the day and into the late evening. And Hugh was even there with, guess who?

For more than 100 years, music and performance have had a central destination in Los Angeles. The Hollywood Bowl is a venue for showcasing artistic greatness and celebrating our global cultural heritage. It is also a proving ground for emerging artists and a living laboratory for experimentation and discovery. To explore the Bowl’s vibrant and dynamic past is to have a window on the voices and ideas that have influenced our history and continue to shape our world. If for some reason you are unable to attend an official performance, you could still expreince performances during rehearsals times. According to the Hollywood Patch, open rehearsals typically run on Tuesdays and Thursdays from 9:30 am – 12:30 pm and some Fridays from 10 am – noon.  However, they are subject to change!  So for...

Hollywood one of the  Tourist Mecca's of the greater Los Angeles area. Today as many other times,, I was rushing late to a showing. As it turns out, the quickest way to the appointment required me to go right through the middle of Hollywood. Now keep in mind not just Hollywood but the epicenter of the Tourist Mecca. Hollywood Blvd and Highland Ave.Needless to say I thought you would enjoy this picture as I sat in heavy Tourist Traffic. The good news was, once I went past the next two block traffic opened up.Now on the way back things were different, there was a function at the Hollywood Bowl, more heavy traffic. Followed by there was some movie premier on Hollywood Blvd because the road was closed and I saw lots of Traffic Control vehicles trying to direct traffic.Anyway no big deal jus...

Who is  László Nemes?? The short answer is: a Hungarian Film director.  Laszló Nemes the  Hungarian film director and screenwriter. His 2015 debut feature film Son of Saul was screened in the main competition at the 2015 Cannes Film Festival, where it won the Grand Prix, can add the Golden Globe to his resume and to go a step further now he can add an Oscar to it as well.Needless to say this is a movie most people did not even see or have heard of. The title of the movie: Son of Saul. The plot: Saul, a Hungarian prisoner in an unnamed Nazi death camp. He has been assigned to work helping to escort new arrivals into the gas chamber, sorting through their clothes and possessions, scrubbing the floor, and removing the bodies, which the Nazis contemptuously refer to as "pieces."
