OOPS No Takers On Huntington Beach's First Green Home Today the Orange County Register is reporting that there are no takers on Huntington Beach's first green home, oops.  The home was built and came on the market as a short sale and was foreclosed on before a sale could be secured.  The home came on the market back in January of 2010 at $1.69 million came off the market at $999,000.  When the bank got the home they dropped the price by more than $100,000 and is now listed at $885,240.  It is a three story home attracted a lot of attention. This is another example that just because you build it and call it green it is not enough to sell the home.  Its costs were higher than other forms of construction.  Everyone involved in this project lost big.  I am in favor of new technology but it ...

I had two phone calls today from family members of reverse mortgaged senior homeowners.  One found me through my blog here and the other from a mutual business acquaintance. These two calls have me writing today about some things that borrowers and their families should know.FirstI know you don’t tell your parents everything and guess what?  They don’t tell you everything either.  But I think it ‘s a good idea for someone that the senior knows and trusts to understand the reason the senior has taken the reverse mortgage and what happens when the loan comes due.  The house belongs to the homeowners, not the kids, but when mom and dad pass away, it can be confusing and frustrating for the heirs if they have no idea what happened and are not prepared. If they already have a reverse mortgage...

Just read an article in The OC Register and learned about activity forming right here in Surf City USA. The Occupy OC movement has started in Huntington Beach and while it appears to be a grassroots organization with no leader, it may just be the start of something big. With the summation of nearly 70 people from various parts of the county, people are angry about anything from high unemployment, corporate greed, bailing out the too big to fails, the growing gap between the ultra rich and the poor and just to support the younger generation of America. The demonstrators who refer to themselves as the 99 percent, say Wall Street and the corporations represent 1 percent of America. Let's all remember the First Amendment in the Bill of Rights: Freedom of religion, speech and the press, and ...

I recently wrote my congress members in support of extending the FHA loan limits and preserving equal access to mortgage finance programs act. I was ecstatic that they actually took the time to deeply reflect on what I wrote and write me a well thought out response... Oh well, even if it was an auto responder and sent out to all the other supporters, at least I got some kind of a response. Even though my attempts may amount to nothing, I feel these letters are still worthy of saving as a reminder to myself that I tried to make a difference.     Dear Mr. Adamo : Thank you for writing to express your support for extending existing Federal Housing Administration (FHA) loan limits. I appreciate the time you took to write and apologize for the delay in my response. Once again, thank you for ...

7 Secrets To Selling Your Home-Secret #2 Listing Website also known as a website that is unique to your property It is a powerful property marketing and promotion tool which you need to give you the competitive advantage and give you the proper exposure and marketing of your home for sale. This gives you the  highest possible visibility on the internet through cutting-edge technology and marketing tools available. In addition, we know most agents make the mistake of burying your home in a sea of other listings. To fish your home out of such a vast array of inventory, is like sending a buyer to look for a needle in a hay stack. I don't need to tell you buyers have microwave oven attention spans and will move on if they can't find your home.  It's ok to put a property on a website with ot...

In Sept. 2011 there were 642 New Listings in Huntington Beach, 18.3% of which were Short Sales and 7.7% were REOs. There were 128 closed sales reported in Sept. in Huntington Beach of which 16.4% were Short Sales and 11.7% were REOs. In my opinion, closed sales for HB will continue to slow, partly due to owners pulling their listings during the school season, which is typical for this time of year. Of the sales reported for Sept, the average number of days on the market was 96.             Closed Sale Sept in HB- 128 Properties Found   Bedrooms Baths Square Feet List Price LP/SqFt Sale Price SP/SqFt SP/LP SP/OLP DOM Min 1 1 765 $150,900 $129.42 $142,000 $121.78 82.00% 9.00% 0 Avg 3.2 2.50 1809 $599,242 $323.49 $579,226 $313.62 97.00% 92.00% 96 Max 6 5 5000 $2,599,000 $742.57 $2,250,000 ...
