Yay!! I had never tried Golden Spoon's frozen yogurt but I had heard great thing s about it. I decided to the check out the new location by my house over on PCH by the arby's. they don't have that location up on their website yet so I can't tell you the exact number on PCH. Sorry about that. Well, Christmas came a little early for the First Time Home Buyers, and Santa was even More Generous by providing for the Step-Up Buyers too.  This new Legislation will provide for a broader base of Home Buyers than it's predecessor.  This will allow Home Buyers, who make up to $125,000 (Individually) for the full Tax Benefit (and it will completely phase out to $145,000); for Joint Filers, it will allow you to $225,000 for the full Benefit (and completely phase out by $245,000).  This goes for both First Time and Step-Up Home Buyers.  The previous Credit only allowed Income Levels up to $75,000 (complete phase out at $90,000) and $150,000 (complete phase out at $170,000).   To Qualify for this Tax Credit, the Home Buyer must be in Contract, no later than April 30th, 2010; and close by...

If you want a good pay-off, STAGE the property!  It's so worth the extra time and money spent upfront.  Basically, sellers that sell without staging - which includes everything from finishing little jobs that have gone undone (think handyman), painting (can mean adding color or subtracting color), bringing in furniture and accessories that are appropriate for the style of the house, and de-cluttering of personal items.  Staging can cost some money and note that it's money well spent.  Money that often brings in double what was spent if not more.  Either the seller can do the work up front and reap the financial rewards or the buyer can buy the house in "as is" condition and do the work - thus reaping the rewards themselves.  Why would a seller leave money on the table?  A good realtor w...

The seller of this 1960 original beach house called me after trying unsuccessfully to sell his house in Redondo Beach. We went through the house together and discussed the strategy for Staging for the best ROI.  We decided it was best to concentrate on updated lighting and paint, scraping the popcorn ceilings, and removing old draperies to let in light. The transformation took just a few weeks and the house sold and closed in 6 weeks. Watching tv I saw an ad for this site. The tips were so great I want to share it with everyone. http://www.wateruseitwisely.com/   Compost garbage?? or use garbage disposal wisely Wash your dog outside and rinse right on the grass. Put stopper in tub when you start to fill it. Bathe your kids together. (we use the water after they get out..for our little inside dogs) Turn off shower when you lather your hair to shampoo (I thought of this on my own inc shaving legs-ok more than you wanted to know) Turn off water when you are lathering your hands. After all you only need it to wet them and rinse them. Turn off water during the 2 minute (dentist suggested) toothbrushing time. Inman news had an Active Rain blog link with so many great comments on this google wave. I want one!   Years ago I did what I was told. I  bought my domains like a very good realtor and took the things I owned LynnePope.com. Then thought...why did I do that...who am I lynne@lynnepope.com? I had some different email providers and when I got smarter I got my very own gmail account. I actually fell in love with its ease.  My Yahoo husband never got any of my emails although I was in the very next room. Technology brings us nearer those in India, the Far East and Farther but even farther than our next of kin with some other place to hang their email. The Mortgage Insurance Companies (MI) are changing the Game for the Consumer and Real Estate Professionals again.  This time they are changing their policies on Sellers, whom are Flipping Properties.  Currently, Fannie Mae doesn't have any Seasoning Policy (Length of time the Seller has been on Title); but now, the MI Companies are going to require Seasoning by the Seller.    It will breakdown like this:  1.)  They won't insure any property seasoned within 3 months (0-90 days); and 2.) They will require Full Documentation by the Seller to justify any increase of the price from what the Seller paid when it's being listed for sale within the first 6 months (180 days).   Most likely, the Seller will need to provide receipts and explanations for any upgrades done to a property they are tryi...

the treo is dying..in my very hands. Palms... My husband and sons are on i-phone. The realtors I know are on treo or blackberries. I just read Jeff Turner on reading books in the kindle app on his iphone. I think I am convinced.   Help me active rainers....I am so scared to learn a new phone. To leave sprint for ATT what a monopoly. I would have to say that sprint gets me reception in Palos Verdes where many phones don't work at all.  ( Agents should disclose it now if they are smart) Or the drops that I already know of right on Knob Hill in Redondo Beach. I finally joined. I got the new package which includes the online e-tools. www.weightwatchers.com This online activity is helping me figure out the simple value of foods. Im a typical Realtor, running around on empty, stop for an icy coke since I am starving and thirsty. When I started going I learned I am a salt craver even more than sugar. The whole room was the salt or the sugar. I learned simple things like the whole fruit is the filling food we can use before going out to dinner to curb eating all the bread on the table before the meal.
