Sunnyvale Market Update 01-02-09   As of this morning this is the snapshot of the Sunnyvale housing market:   Single Family homes:   Active listings: 124 Pending sales:   55 Sold last week: 6   Condos/town homes   Active listings:  71 Pending sales:    20 Sold last week:  2     So what does this mean? Not too much. There would normally not be too many closed sales at the end of the year because of the holidays. The condo market and the single family home market have a similar ratio of pending to active listings, although it is a little better for single family homes. The results may be a little off though because there are more new condo/town homes on the market than single family homes, so these numbers are not an exact picture since not every new home in a development is on MLS.  The ...

Market Update 12-27-08   As of this morning here is the snapshot of the inventory of homes in Sunnyvale:     Single Family Homes:   130 Active listings 56 Pending Sales 4 homes sold in last 7 days   Condos/Town homes   76 Active Listings 20 Pending Sales 2 Closed sales in last 7 days   What does this mean? Right now the market in Single Family Homes is better than condos, as evidenced by a better ratio of active to pending listings.  Otherwise, there is not much we can garner from these numbers. There would normally not be too many closed sales at the end of the year because of the holidays. Sunnyvale, Ca. Market Update 12-18-08   As of Dec. 18th, (I know I am a day late), this is the snapshot of the Sunnyvale housing market.   Single Family Homes:   Active listings: 132 Pending Sales: 60 Closed in past week: 6   Condo/Town Homes:   Active listings: 83 Pending Sales: 20 Closed in past week: 1   Despite the large number of listings in both SFR and Condos, the market is not too bad. The ratio of active listings to pending sales is close to 4 to 1 for condos, not awful, and less than 3 to 1 for single family homes, which is not too bad.   Single family homes: Active listings: 136 Pending Sales:  53 Closed in last 7 days: 1   Condo/Town homes   Active Listings:  81 Pending Sales:  21 Closed in last week:  0   What does this mean?  The market has a lot of inventory, so plenty of choices for buyers. However, the ratio of pending sales to active listings is not too bad, 1 to 4 for condos, and less than 1 to 3 for single family homes. These numbers are better than the ratios in Palo Alto. It is a very good example of how the lower end of the market is more active than the upper end, as jumbo loans are harder to get and a lot more expensive than conforming loans.   If you have any questions about the Sunnyvale market please feel free to contact me. I have a wonderful client who just closed escrow on a new town home built by KB Homes in Sunnyvale and it is a beauty! This new town home complex is at the corner of Evelyn and Wolf which is less than a mile from the vibrant downtown Sunnyvale. The 3 bedroom 3 ½ bath town home has about 1600 square feet on 3 levels with gorgeous flooring, beautiful espresso color maple cabinets, and all the bells and whistles of a new home for a price in the mid $600,000 range.  There are many new developments to choose from in the bay area and I can help you find the one that is best for you. I just think that this is definitely a development worth checking out.  My client is delighted with his.

It was such a beautiful morning that I decided to go on the Sunnyvale Broker's tour on my mountain bike.  You should have seen some of the reactions of my fellow Realtor's.  It was as if they had never seen someone on a bike before.  Anyway, outside of making one wrong turn, it was a great morning combining exercise and work. The first home I saw was 1582 Belleville Way, listed by Sharon Arnold of Coldwell Banker.  This was a beautifully remodeled 3 bedroom 2 bath home on a double lot just a half block from West Valley Elementary school.  It is listed at $1,198,800.  Unfortunately, the home backs up to highway 85, so it will be interesting to see where this one ends up. 1321 Pauline Drive is listed by Dave Clark of Coldwell Banker.  Unfortunately, this 3 bedroom 1 bath home didn't show ...

The weather of Sunnyvale is sunny and the land was great so it was the homeland of of cherry, plum, peach farms. The Libby cannery has a factory near downtown of Sunnyvale. A street even name as Lockheed Way. As the era of semi conductors flourished. The AMD, Yahoo, and Broadcom all has the main office at Sunnyvale. It is interesting that I found out the home where I live now - Sunnyvale, California that home sold fast!even through it is slower compared with last year. Are you ready? I mean the market is totally changed. We heard about the real estate market is slow and it has changed from seller's market to buyer's market. I used the data from August 2007 to August 2008 Sunnyvale Single family home real estate as an example: 1). More homes inventory 22% more then last year. 2). Less homes closed: 10% less then last year. 3). Take longer: the date on market went from 20 days to 37 days which is 185% increase. 4). Median priced dropped from $925K to 850K. A lively place be in Saturday morning - that is South Murphy Ave in downtown Sunnyvale from 9:00 AM to 1:00 PM. The framers' market is bustling from beginning to end with around 50 vendors, displaying, offering and sampling their freshest fruits and vegetables, From kettle popcorn, breads, handmade tortillas, French crepes,fresh fish, sausage, dips, olive oils, flowers, orchids to fresh cut flowers. There so many long time Sunnyvale residents are the Sunnyvale Farmers' market. I love to go the Farmers' market every now and then. This is one of my little niece's favourite place. Many discussion groups meet early in the morning at outside tables of one of the local coffee houses. A great location for people to wonder around or just watch what is going on the Saturday morning.

Plaza del Sol is a City Sunnyvale downtown park. It is located at 200 W. Evelyn Av. It is just one block away from the history disctrict of Murphy St. I like it because it is a precious open space in downtown Sunnyvale. After Saturday Farmer market in the morning I just like walk around the downtown to see any new restaurant, stores. I stop by this park also. sits on top of Mathilda Place's underground garage and hosts numerous outdoor gatherings and functions.  The Mathilda Place is a three buildings, 472,500 SF, office campus sitting on 2.25 acre in the Sunnyvale Town Center.
