April 2015 Real Estate Market Update Cedaredge and Surrounding AreaAll around the local real estate market is showing improvement when compared to this time last year. This information comes from CREN (Colorado Real Estate Network). This the local MLS for most of the Western Slope and the Four Corners Area. This information covers Cedaredge and the smaller surrounding communities collectively known as the Surface Creek area of Delta County, CO. Here's a look at the April 2015 stats compared to April of last year: Last year saw 40 new listings in April. This year we had 39. There's not much change there.  The sold listings went up by two. In April of last year there were 15 sold properties and this year there were 17. Wooded Lots and a Creek...Northridge Subdivision Cedaredge May 2015This is update real estate information for Northridge Subdivision. Wooded lots and a creek are features of some of the properties in Northridge Subdivision. Real estate listing activity has picked up a bit in this area, but overall sales are still slow. Here's a look at the current listings and sales since the first of the year: There are four active listings. Prices range from $235,000 to $495,000. The average listed price is $351,500.  The median listed price is $308,000. The average days on market is 120. This is my Serendipity Sunday post. Here in Western Colorado we are blessed with rain and a lot of it. We get rain. Then maybe a bit of sun before it rains again. The weather changes and clouds present some really neat photo opportunities. I'm loving this weather. This picture was taken a few days ago. You can see Grand Mesa behind the clouds. I believe this cloud phenomena is called virga. That's when precipitation falls from the cloud, but doesn't hit the ground. Heritage Day Cedaredge Pioneer Town Opens May 23, 2015Take a walk down the wooden sidewalks and explore a bit of history. Pioneer Town will soon be open for the season. I love to make at least one trip a year to Pioneer Town, and I even walk around it during the off season months. It really is like taking a step back in time. While you are there you can't miss the Bar I Silos and their unique multi sided construction. Opening day is always called Heritage Day. Pioneer Town usually opens for the summer season on Memorial Day weekend, and this year it's no different. The hours are 10am to 4pm on Saturday, May 23rd. It will stay open until Applefest weekend. You Never Know What you Might Find...Serendipity SundayWhen I'm out and about, it's a rare occasion that I don't have my camera with me. It's usually on the front seat next to me. You never know what kind of situation you might run across that deserves a picture. I snapped this one on the fly. Powderhorn Mountain Resort Summer Events 2015Powderhorn Mountain Resort isn't just a great ski area (there are no lift lines....but keep that a secret), it's also a great destination for summertime fun. Foreclosure Homes for Sale Cedaredge Delta County, CO May 2015This real estate market report covers the Surface Creek area of Delta County. This includes the communities of Cedaredge, Austin, Cory and Eckert. The number of foreclosure listings is holding fairly steady in the Surface Creek area compared to an earlier market report I did in March. Here's a look at the current inventory and sales so far this year: There are four active listings.  They range in price from $65,600 to $145,000. There are two listings under contract. The types of homes for sale vary as much as the prices.  Six bank owned properties have sold so far this year.  They range in price from $69,900 to $144,300. There's Snow on Those Hills...Serendipity SundayWhen it comes to the weather in Western Colorado, there is only one certainty. That is that there is no certainty of what the weather will do. It's almost the middle May and it's still snowing on Grand Mesa. It could easily snow here in Cedaredge, too. I've seen that happen as late as the first week of June. I'm only thinking of planting my garden. No action is being taken on those thoughts. The ground is too wet to till the soil, and you never know when it could freeze. It's been raining off and on...mostly on for the last two weeks. This is great. 4Bs Brewery Cedaredge, CO...A Preview of the Beer and FoodIt's almost here. The opening of 4Bs Brewery has been a while in the making, but the wait will be worth it. The brewery is planning on serving up some great food and great drinks. The official opening day is Wednesday, May 13th. The owners hosted a preview party to give the staff a dry run and to showcase the remodeling that was done on the Old Pharmacy Building. I can tell you the food and beer were excellent. The staff was very friendly, too. This is a place that I'm going to really enjoy visiting. It will also be another wonderful dining option in Cedaredge. 4Bs will be open Tuesday through Saturday from 4PM to around 8ish. The kitchen will close then, but they will continue to serve beer as long as there are people there want...

It Sounds like Someone is Bowling in my Living Room Friday FotoThat's because Lucky has a new favorite toy. When he decided what he wanted, he went all out. He doesn't go for the small ones...nope. He has to have the biggest one he can carry in his month. He likes firewood. That's his new favorite toy. Although this new addiction of his is going to have to be seasonal. I can't have him making kindling for me all year round. It's really messy. Now I know how employees at a bowling alley feel. It sounds like someone is dropping a bowling ball on the floor when he drops a piece of firewood. I"m getting use to it, though. He loves to sort through the logs by the wood stove and select the biggest piece he can get in his jaws. You wouldn't believe how big a piece he can carry. He takes it ove...

It's Unofficially Official...Opening Day for the Cedaredge Brew PubEveryone has anxiously been awaiting the opening of 4B's Brewery in Cedaredge, CO. It's been a long wait, but opening day has been set. We've been waiting a year for this, but you can't rush a good thing. May I have a drum roll please...opening day is May 13th. See the red sign on the left side of the picture? That's 4B'sBrewery. The old pharmacy building has received a new makeover and the place looks really nice. It's tastefully rustic. There's seating at the bar, at tables or on sofas. Things to do in Cedaredge...May 2015As we start heading towards the summer, there are many events planned in and around town. Here's a look at some of the fun activities coming up for May. The First Baptist Church is holding a yard sale to raise money for the AWANA program. That's May 3rd at the church.  May 3rd is the start of the Cedaredge Farmer's Market. It's from 9AM to 1PM at Town Park.  May 4th is Geography Night at the Cedaredge Middle School. This is designed to help fund the 8th grade continuation. Celebrate Cedaredge...Things to do in CedaredgeThis event is back for the second year. Mark your calendar for May 30th. This is an event for the community to come together and have fun. What started off as a way to dedicate the newly designed Main Street, is turning into an annual event to promote local businesses. Booths are free, and you can get an application at town hall. Cedaredge Land Company will be there. Here are scenes from last year's Celebrate Cedaredge. You don't have to be on Main Street to have a booth. Lions Club Bingo...Things to do in Cedaredge, COMark your calendar for the first and third Wednesday of every month. That's when the Surface Creek Lion's Club hosts Bingo Night at the community center. The games start at 7PM, but if you get there at six, there is a light dinner menu for a charge.  If you only want to play Bingo, there is a $10.00 charge for everything you need. The first round lasts an hour and then there's a break. The second round starts after that, and play usually goes until 9PM. The Surface Creek Lions Club has been doing this for several months. The community response is great. Pay out is $300 if there are less than 35 people, if there are more people than that, the pay out goes up to $500.All proceeds go to support the different projects the club sponsors in this...

Road Wore and EducatedMaybe updated is more like it. After three days of business meetings I feel like I'm on top of the current issues facing the Colorado Association of REALTORS® (CAR). I will be sharing more about those in another post either tomorrow or over the weekend. There isn't anything major, but I do like the new foundation that is being set up. The day started bright and early. We had a meeting with the members from my district, and then the Board of Director's Meeting where we voted on a few bylaw changes and the new foundation.These meetings have a lot more to them then deciding on new policies. Debbie Hears a Who in Colorado SpringsI'm sure this title has you wondering. I'll get to that explanation in a minute. As many of you know, I'm in Colorado Springs for my state association's spring business meetings. After a full day of meetings yesterday, I was relaxing on my hotel room balcony watching the city lights start to twinkle in the fading twilight. It was a great night for some unexpected sights. The first was this owl. I didn't expect to get this close to it. I'm sure it's a great horned owl. Sorry for the bad picture quality, but that's the best I could do even with the flash on. If your having trouble getting your dog to do what you want, there is help. Cathy Palmer from Happy Tails Pet Lodge is offering a five week dog obedience class. Did I Paint My Nails for This?I sure did. What a waste of time and good nail polish. To celebrate spring and the arrival of sandal weather, I decided to paint my toenails. I rarely take the time to do this, but the warm, sunny weather put me in the mood to do something different. Now instead of wearing sandals, I'm back to fleece lined shoes and warm sensible socks. What a bummer!Now to all my East Coast and Midwest friends...when I said send some of that snow my way...I was only joking. And seriously...couldn't you have done it earlier this year instead of waiting until we were all amped up for spring?
