Grab your chairs, mark the calendar, come on down to the Village Green in New Milford CT this Memorial Day and watch the parade! The Annual Memorial Day Parade in New Milford, CT is set for next Monday, May 30, 2011 commencing at 10:00 am. Come and see what small town life is all about and have a great time with the rest of us watching the parade wind through the streets of downtown New Milford. I never tire of the parade, I love to watch the fresh young faces pass by as they proudly march by, or the many area volunteer fire departments as they honor all the men and women who gave the ultimate sacrifice for us, gave their lives, so we might live free. The bands, the flags, the servicemen and women who march, all these things make for a wonderful way to remember those who gave all for us...

Are you thinking of selling your home in the Greater New Milford, CT area? Pricing your home to sell is STILL key! The other day I heard something that has stuck with me ever since. An agent offered an explanation of a significant price increase on a listing to another. The home owner was an elderly gentleman who instructed the agent to raise the asking price because the Wall Street Journal had said the economy is improving. Certainly the sales in the area indicate a still declining market, and in this particular instance, the demand has been even lower than the average demand in the area. Apparently explanations to the homeowner fell on deaf ears. The Wall Street Journal said so. We can shake our heads, we can disagree, we can wonder what on earth what this gentleman was thinking. But....

Foreclosures and short sales are happening all over, not just in the greater New Milford, CT area. People are unable to pay their mortgages, homes have lost a significant amount of value in the area, owners are frozen, unable to decide what to do. Notices are piling up from lenders, your phones are ringing with demands for payments, life is getting harder to deal with. Then the dreaded thing happens, a notice from the courts that foreclosure action has been filed. If you get one of those dreaded notices the lender intends to foreclose, don't stick your head in the sand. You still have time! Time to try and sell your house in a short sale. I suggest you contact a real estate attorney immediately who is familiar with short sales and foreclosures. If that is not something you can do for wh...

If it were, these photos would be spectacular! I set it to the highest setting, I turned on all the bells and whistles... and nothing.... if it were working right you would not only see this.... You would smell the faint sweetness of the old apple tree as I do... I had set it to smell-o-vision... I even got closer... I went up underneath it... But nothing... no smell at all! I tried to sit on the old chairs, but someone else was there, watching over all the birds overhead hiding in the branches... He just didn't feel like sharing with me. Guess you will just have to be content with the regular photos, sans smell-o-vision, until ActiveRain gets fixed. Then perhaps you can not only enjoy my old apple tree in the spring, but you will get to smell it too!

Short sale negotiators (any debt negotiators) in Connecticut must be licensed by the CT Dept of Consumer Protection, unless the person doing the negotiations is an attorney or a real estate agent. These people are covered by the license they already have. A licensed debt negotiator in Connecticut is only allowed to collect a maximum $500 fee for negotiations on a secured debt at closing, from either the mortgagor or debtor, and only upon the successful completion of the debt negotiation. A warning has been issued today to all real estate licensees by The Connecticut Department of Consumer Protection and the Connecticut Department of Banking that they are investigating complaints that short sale negotiators are entering into agreements with the consumer and the real estate agents who rep...

New Milford, CT Real Estate, well testing, shocking information indeed! Put away your taser's, don't bother with your rubber soles shoes, and I am not hooking you up to my electric shock machine gadget! I am not even going to have you stand in the middle of the golf course behind my office with a golf club in your hand in the middle of an electrical storm! In the Greater New Milford, CT area where I sell real estate, wells and septic systems are the norm, not the exception. Part of a good home inspection will test the quality of the well water, the performance of the well and the septic system for its functionality. Today I am speaking to one of the most common issues we find here in the Greater New Milford CT area, well water contaminates such as total coliform bacteria. I always sugge...

What on earth is a trashket and what does it have to do with real estate in New Milford, CT? Let me explain.... After this Easter, trashket is a new word for me. I put an Easter basket together for my three year old grandson, and of course the tradition in my house is that the Easter bunny brings sneakers. And he never, ever used a regular store bought Easter basket. He also doesn't bring candy to my house, we have had an understanding for years... So there I was in Walmart, looking for a few fillers for the basket. And I didn't have the basket yet either. When all of a sudden, I saw it out of the corner of my eye. A small, shiny red plastic garbage can... and it was on clearance for THREE BUCKS! I grabbed it and ran. All his outdoor work tools, his kite, his ball, some cars, a big jug ...

When it comes to pricing your home to sell in the greater New Milford, CT area, I can tell you three things for sure that you may not want to hear. And I know these three things for a fact! 1. What you paid for your home has no relevance to the current market price 2. What you owe on your home has no relevance to the current market price 3. What you would like to get for your home has no relevance to the current market price Now that we have gotten that out of the way, let's talk real estate turkey. When you ask me what your home is worth you may not like what I tell you. You may even prefer what someone else tells you, but the truth of the matter is, our real estate market here in the greater New Milford, CT area is still down. If you overprice your home it will not sell. You can chase...

New Milford CT Real Estate News, and no, it wasn't an April Fools Joke! On April 1, 2011, Prudential Adams & Associates, REALTORS merged with Prudential Connecticut Realty! For our existing clients the merger has been seamless. For me personally, I have spent the past few days changing logo's and company names on my websites and blogs, learning the latest technology they offer their agents. For present and future clients I am sure the merger will bring even more to the table with the emphasis on training and technology, which is something I can greatly appreciate. Please welcome Prudential Connecticut Realty to New Milford, CT! Now back to learning and changing... and memorizing how to answer the phone with the right company name. Old habits do die hard after all.

Chinmoy Lane, a quite cul de sac in the Merryall section of our town has become quite the topic here lately. On Monday, March 7th, at about 7:00 am, the road collapsed. Apparently a culvert washed away, leaving a 30 foot chasm, separating Chinmoy Lane residents from the rest of the world. Underground power lines went with the road, leaving them powerless, in more ways than one. Chinmoy Lane is home to about 20 families. Tensions have been high. Residents of nearby Carl's Lane were inundated with town officials and the Department of Public Works. One resident was scared to death as the town told her they would put an easement on her property and build a road. She felt as if she was given little to no choice in the matter, and didn't understand what was going on. She didn't know at the ti...

Just when you think we have things under control, Mother Nature decides to show us just who is boss. With the warm weather we had for just a few days, then the rain that pounded us yesterday, the rivers and streams in Western Connecticut have overflowed their banks and flooded homes and businesses in many towns and cities here. New Milford has the Housatonic River that winds through the western part of the state, coming down from Massachusetts. It is a beautiful river, provides us with the waters that fill Candlewood Lake, give us Lake Lillinonah in Bridgewater, boating, fishing, water skiing and..... flooding at time. Our main road into town was closed off today, a second road that saw a small mudslide was also closed which posed a bit of an issue to get from one side of town to the ot...

New Milford, CT Real Estate Talk. Pricing a home for sale. It isn't always easy. Sometimes it is a walk in the park, I admit it. There are recent sales to support a particular price, there are homes on the market that support a certain price to set the home apart from the others. What I cannot use to support a price is what is owed on a property. It matters as to how the sale will be handled, but as far as pricing, this is the last thing that matters. What does matter? Condition Location Amenities Recent sales of similar properties Current competition Market conditions What you paid, how much you owe, these things are totally irrelevant when pricing a home to sell. I heard something recently from an agent. "My client said they need to get $ XXX,XXX from the sale of their home in order t...
