Southern Litchfield County Real Estate.  Connecticut real estate has not yet caught up with the rest of the country despite what the national news says. I am sure there are some markets around the country that are doing well, and there are many that are like we are here in Connecticut. And yet there are some places in Connecticut that I hear are doing better than we are here in Southern Litchfield County.  The bottom line is, real estate is hyper local. Sales in New Milford, CT have not been robust for the past few months, some are blaming the weather, but even before the cold and snow, things had started to slow down.  The good, the bad and the potentially ugly, New Milford CT real estate market.  2013 saw higher average sales price over 2014. 2014 saw one more single family home sell over 2013. 2013 and 2014 were both better years for the real estate market than 2012. So what is the point of getting a permit for work to be done to your house? So that it will close, without drama and trauma!  Any good buyers agent will hit the town/city hall to see if you obtained the necessary permits for work that was done. If not I can bet that they will be asking for you to get the permit AFTER the fact. New Milford CT is still fairly rural, especially in the northern sections of town. We have farmland left, some big tracts, some small. Some growing vegetables, others with cows, chickens, goats, etc.  With rural life there are a few things one should realize. When driving on that leisurely country road, pay attention to speed limits and the side of the road. You just never know what might be lurking! A dog, a cat, a deer, chickens, bike riders, people walking, people gawking at the beautiful scenery. Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion! I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! All documents are in, buyer prequal with a local lender, proof of funds for deposit, copy of the 1% deposit check, required documents by BOA signed by the buyer. All good. How important is curb appeal when selling your home? I have one word... VERY!  Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house. Single Family Home Sales for New Milford CT, November 2013 The real estate market in New Milford CT is still recovering. We are in a buyer's market, slogging through short sales and sale prices are not rising. Although October showed a rise in the average sale price, the numbers were skewed as the result of a sale of a property of over 4 million. The November average sales price was down again. Given that we can see the numbers are really fairly consistent, hovering between the high $200,000's to the low to mid $300,000's.  Comparing November 2012 to November 2013, the amount of sales are down by 2 and the average sales price was also down by more than $21,000.  With many parts of the country showing a stronger recovery it tells me we are getting there, it will take more time, more jobs...

Let something go wrong and you will find out how important your chimney really is! Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes. My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney. After he inspected the chimney he told her the chimney needed a liner in order to keep them safe and to keep from having to rebuild the chimney. A funny thing happened, I realized my concept of a subdivision is not like what others around the country may have. Sure, technically we have them, a few even have a fancy sign, set in stone pillars as an example. Graceful entrances to a few of the newer ones. How is the real estate market in New Milford, CT doing? Again we have a plethora of short sales and foreclosures to slog through. Out of the 191 active single family homes that are showing as active, 14 of this are short sales (7.34%) and 6 are foreclosures. This represents more than 10% of our active market for single family homes! It does look as if short sales are here to stay for the foreseeable future in New Milford.
