These three towns, as in most of the country, are showing a reduced number of SOLD properties compared to one year ago. As we all know, the Real Estate market is cyclical as it is the economy, politics, the seasons...., and in this particular scenario, it is about LOCATION. As you well know, it's about the address, and some towns saw their real estate prices going higher and earlier than others a couple of years ago. The same is happening with the so called "price adjustment" or "market adjustment". Some towns have reduced (normalized) their prices earlier than others:We can see that in Stamford, there have been 41.70% less SOLD Single Family properties between Jan.10 and July 10 this year than one year ago during the same period. Stamford is the only town/city of the three compared her...

Lower Fairfield county is certainly a wonderful place to live, play and raise a family. I know because I made the move 32 years ago.  We moved to Stamford.  After growing up on New York's Long Island, and living in several towns...I was ready for a new job and my bride and I thought we'd try exotic Connecticut. The home of I-95, the Greenwich Tolls, Mystic Seaport and maybe one Bagel bakery. It was like coming to a foreign country. On Long Island we had shopping malls and in Stamford we had the shops on Atlantic & Bedford Street (Which at that time half the city was being torn down for urban re-newal). There was one Polynesian Restaurant and the Chinese restaurant was take out only. Amazing.Ah, but times have changed. The mall got built, the Libraries enlarged, Culture prevailed at the ...

Dear Reader, In this blog I would like to talk about a form of fraud known as Bait & Switch.  I will share my own mortgage related definition of bait & switch, the dictionary's definition of bait & switch and use an example which I faced late last week. Dictionary Definition: Bait and Switch    Wikipedia: The Free Encyclopedia A bait and switch is a form of fraud in which the fraudster lures in customers by advertising a product or service at an unprofitably low price, then reveals to potential customers that the advertised good is not available but that a substitute good is. The goal of the bait-and-switch is to convince some buyers to purchase the substitute good as a means of avoiding disappointment over not getting the bait, or as a way to recover sunk costs expended to try to obtai...

A delightful white cape, with a usually packed parking on Long Ridge Road, Stamford was the home to over 30 real estate agents is now available for rent.  This building held most of the new agents. It had private offices of top producers. It was the central office for office meetings for all the Stamford company's agents and the company's Stamford Rental Headquarters was moved there in 2005.      So, where have all the agents gone?     The company has other modest "office/houses" on the same road, but how many can you "squish" into existing office space and cubicles?      Obviously, some agents were not pleased.  A top producing team went indepedent.  Some other consistent producers have relocated themselves to other companies.       This is not an earthquake in real estate news, b...

RISMEDIA, August 3, 2006-Dave Liniger, the eminent and distinguished founder of RE/MAX, recently spoke about the Internet and how it affected his company at a trade gathering in San Francisco. "The Internet has not affected RE/MAX growth, profitability share or whatever," Mr. Liniger said. "Despite six presidencies, four major recessions and all the technological changes that have occurred, it has not upset the applecart." The Internet may not have upset the applecart but it sure has changed the paradigm for how buyers find the homes they end up purchasing, and the agents they purchase them through. With 77% of home purchases beginning on the Internet, consciously or not, every real estate agent is affected. Yet, surprisingly, one of the major reasons that the benefits of this amazing n...

Orders to U.S. factories for manufactured goods rose by 0.7% in May, significantly better than the 0.1% increase analysts had been expecting, the Commerce Department reported July 5. Much of the rise stemmed from a 1.6% increase in demand for nondurable products -- items not expected to last more than three years. The service sector of the economy expanded for a 39th consecutive month in June, albeit at a slower pace than May, according to the Institute for Supply Management's index of activity released on July 6. June's reading of 57 was less than May's index of 60.1 and below analysts' expectations of 59. (Any reading of 50 or more indicates expansion.) Retail sales were sluggish in June, creeping up 2.6%, compared to the 4.1% average gain in the first five months of 2006. Among the s...
