Stamford, Ct. Year End Real Estate Report 2012. Stamford, Connecticut Year End Real Estate Report for 2012 on single family homes compared to 2011. Stamford is following the real estate market trend of lower Fairfield County in that more single family dwellings have sold in 2012 to that of 2011 but with the average price being about flat. From 2011 the number of single family homes sold in Stamford is up 13.5% and with the average sold price of at $555,000 up $20,000 (3.74%) from the previous year. National Home Insurance Ratings. Protect your home; both Consumer Report and J.D.Power came out with separate homeowner insurance reports and ratings in September 2012.  According to the survey the greater the damages the greater the likelihood the homeowner received less than expected with almost 10% overall of the survey were in disagreement with the claim payment but when damages were over $25,000, 19% were in disagreement. Both reports and ratings have Amica Insurance with the best reviews and with Erie Insurance and State Farm above industry standards. Real Estate Stocks Outperformed 2012 Market.   WSJ article “REITs Gained in 2012 on Economy, Housing” shows improved outlook housing and real estate market with some analysts expecting another strong year ahead. The Dow Jones Equity ALL REITs index tracks 136 real estate investment trusts had a return last year of almost 20%, more than double 2011. Stocks of Home Builders posted strong returns as well with the Dow Jones US Construction Index 83% higher in 2012. We, of Stamford CT, are in the recovery and clean-up phase in the aftermath of Hurricane Sandy. Many of us are driving around on the town in total amazement of the devastation from Monday's storm. In the newspaper, there are pictures of broken trees laying across power lines and/or in the middle of the road.  Cars are backed up into busy intersections as they wait to get gas for their cars and generators. There are some with power, some without power, but we all are making due. In Stamford, we have shelters at both Stamford and Westhill High schools for those in need. As a native and resident of Stamford, I am so proud of the individuals that are helping neighbors and the community during this time.
