While many people are not quite familiar with the USDA loan programs, they are very useful for rural areas and financing. And thier locations are all across the US. They often have a lower interest rate, with 100% financing and are lifesavers for those families with decent credit, but are in lower paying jobs. Regular lenders are oftentimes unable to these folks because they typically charge a higher interest rate.  No this is not for the 1%ers out there, it's for the hard working folks that don't make over a certain amount, whose home purchase price isn't over a certain purchase price, located in rural areas, and it's not for investors. I recently came across this cool gadget, and no I don’t have one in my shower... yet! The Steam Shower Sound System from Amerec is designed for use in the high-moisture environment of a steam bath. The system features a waterproof FM radio with iPod interface, pre-amp outlet,  2-way remote control and two waterproof 6" flush-mount two-way speakers! The iPod Docking Station includes a waterproof enclosure with connection port for iPod or iPhone and a 3.5 mm jack for other MP3 devices.  I don’t know who else is making them, and I’m wondering if it has to be included in the shower as part of the building process of if it can be installed after market.  (like my shower)  Hmm, I found one price at around $1000, but I’ll have to do some more research to let you know what I come up with.

I live in a military community, and after a recent visit to a military clinic, they gave me a prescription.  But when I took it to the pharmacy, they told me they were out of that medicine but would mail it to me in a couple of days.  So after giving my Scooby Doo head to the side look, I said mail?  Really?  Apparently so. Veterans and those eligible for TRICARE beneficiaries have several pharmacy options, including military pharmacies, TRICARE Pharmacy Home Delivery and 56,000 network pharmacies.  Military treatment facility (MTF) pharmacies fill prescriptions free of charge. Eligible beneficiaries who have internet access can use the TRICARE Formulary Search Tool to find out if a medication is available at their local MTF pharmacy.  That way when your doctor has prescribed medication...

Yes interest rates are great, even fantastic!  But, before you commit those finances... Be sure you want to stay in the home long enough to break even on the loan costs. Yes there are costs involved!  And yes I know the lender told you it wouldn't cost you anything.  Everything costs and you and I both know it right? When you refinance, you are actually closing your current loan and getting a NEW loan.  And the same closing costs that you or the seller paid for you when you bought the house will be back in play when you refinance. For example: appraisal  $500     survey  $500   lender charges $500  etc.  just to pick a couple. Now what the lender probably said was "we can refinance your loan and it won't cost your anything out of your pocket" now that's more accurate.  What they will do...
