Woodstock GA Homes For Sale - Market Report - November 2011 For the month of November, 2011, there were 107 Woodstock GA homes sold with an average price of 167,500. The overall price range of the sales were from $42,450 to $570,000. The average days on the market was 85. Some of the neighborhoods that were active were Towne Lake Hills, Deer Run and Wyngate at Towne Lake. There are currently 140 Woodstock homes pending sale and 531 active properties on the market ranging in price from $34,900 to $1,949,000. The Woodstock Real Estate Marketplace has performed much better than most of the Metro Atlanta.  Overall the market in Atlanta is at a an all time low point in pricing.  Overall Sales are below 2003 levels and prices are at over 20% below October 2010 for the month of October 2011.  Average days on the market remained at 89 days up 1 day from the 88 in October of 2010. Although Prices dropped further in October, sales volumes increased, so that is good news.  Sales in October 2011 were up to 106 sales in 2011 from 69 in 2010, that is a 53% increase. Average Sales Price dropped from $189,642 in 2010 to $159,219 on average a drop of 19%, much better than the overall Atlanta Market.   Average days on the market increased from 83 to 97 days year over year. For the month of October, Woodstock, GA had 105 single family home sales priced from $39,000 to $1,200,000. There are also 160 properties pending sale. The average days on the market was 98. For the sold properties, the average price was $160,000. There is an extensive inventory in Woodstock GA homes for sale with 542 homes available ranging from $35,000 to $6,900,000. The average listing price is $224,000. Some of the more active neighborhoods were Kingsgate, Brookshire and Towne Lake Hills East.  Woodstock is still seeing a large number of short sales and bank foreclosures coming onto the marketplace.

The Brookshire neighborhood in Woodstock GA had a tornado touch down yesterday around 3:00 pm due to the storms in the Metro Atlanta area. At least four homes were reported to have damage from the storm in Brookshire. Other areas of Metro Atlanta had reports of tornado damage as well including Powder Springs and Canton. The storms also caused a 18 car accident on Interstate 75 near Macon, Georgia.
