Why won't you believe me? Now is really a great time to buy a home and here's why.  Interest rates have not been lower since 1963!  That's right - 1963, and here's the chart to prove it that I'm not making this stuff up. Getting into your first home or moving up to another home has never been more affordable.  Here's another great example to get you motivated!  Follow the orange 30 year fixed rate mortgage downward over the years from 1984's high of 14% to November 2008.  Seems pretty good doesn't it? Overview of the Elk Grove Village 2008 Housing Market Currently the local real estate market may be your 'best opportunity' market in years!  Are you ready to take advantage of it? Mortgage interest rates are low and prices in Northwest Suburban Illinois are still holding fairly well, generally area prices are flat.  NOT EVERYWHERE IN EVERY NEIGHBORHOOD ARE PRICES FALLING.   That's why I'm saying the real estate market is local - it even makes a difference from subdivision to subdivision in every single town!  But, over time and the long haul, no investment comes close to real estate so now is a great time to buy, sell or invest. Despues de leer la nueva edicion de la Revista Realtor® de el Mes de Enero, el Presidente de la Asociacion Nacional de Realtors® hace mencion de como estan ellos trabjando con el congreso para hacer rectificaciones a el credito de hasta $7,500 para primeros compradores, la Asociacion le ha pedido al congreso que no sea un Credito donde tengan que pagar los primeros compredores de regreso ese dinero y que tambien este credito sea ofrecido para todos los compradores no solo para los primeros. Otra cosa que me llamo mucho la atencion es que el ineventario va a bajar de casi 10 meses en el mercado a menos de 9 este año y que el precio va a subir un poco mas que es buena noticia para los vendedores. WHAT IS A HOME WARRANTY AND HOW DOES IT WORK? WHAT WILL IT DO FOR ME AS A BUYER? A home warranty can give a purchaser peace of mind.  If anything catastrophic happens in the house, you are only financially liable for the deductible.  So if the furnace goes out one evening and you just can't get it going (as long as it is maintained and not abused) you would call the warranty company and they would send out a technician to fix/repair/replace the furnace depending on the problem.  So yes, if the furnace did indeed blow up (heat exchanger) you would get a new furnace of comparable quality.  You cannot choose the technician or company involved but for years my clients have used these warranties with no problems.  You just have to give up a little control with that extra peace of mind.
