Lexington Green I & II is a large coach home community located off Meacham Road just south of Schaumburg Road on both the east (1 is blue) & west (2 is purple) sides of the street.   The community offers a pool, clubhouse, exterior maintenance, snow removal, scavenger service and common area insurance included in their monthly assessments. A golf driving range is located nearby along with the Fox Run Golf Course. Close to Woodfield Mall, great restaurants, shopping and fast access to 355 North or South. I have a lot of buyers ask me "What is a coach home or a manor home anyway"?  It all started with Lexington Builders on the eastern edge of Schaumburg somewhere 35+ years ago.  A 'Coach Home' is simply a different name for a "quad" or group of 4 homes put together.  In the coach home lay...

What are Schaumburg Prices Doing?  Average sales price ($345,260) an increase of 2.2% from May 2018.  Remember that every subdivision is responding & recovering differently if and 'when' a home in the area goes on the market. Sellers are now pretty happy with prices or have decided that now is a good time to move. How about you? Let's talk if you are thinking of moving. With our overall amount of inventory we are still in a sellers market. Inventory is UP 21% over 2018. Homes actually closing is UP from 2018 by 20%. Total homes going under contract have been the highest so far this year.  Market time for these homes is 45 days. Home prices averaged 94.5% of list in May. This is incredible as we have not been below 97% for some time. This means a buyer has been able to negotiate tougher...

Sellers take my advice, this is not the way to show your house when it's up for sale! As agents, we can come across some funny & unusual things when we show homes. This is one of those stories ..... Out showing property during a weekend in the lower price ranges in Schaumburg.  And sellers, there are lots and lots of opportunities for buyers to choose from so your home better stand out for the price.  There's a good way and a bad way to get your house noticed. Here's an example of how 'not' to show your house. Upon entering this home, 'from now on being referred to as the cave', our view was restricted because it was totally black.  Or close enough to night that a Living room could possibly get.  A person is asleep on the couch with the TV blaring in another language.  I yelled again 'h...

Is your home ready for it's internet debut?      Staging is all about getting your home ready to be seen by all the interested buyers on the internet. So your home better be ready for its first photo shoot! We'll talk about how your home is perceived on-line as well as with initial curb appeal. Most professionals in our business agree that you only have 90 seconds to make a good first impression. That's not much time by anyone's standards. In fact, pictures of your home are so important these days I've decided to incorporate it into my staging consultation.   Move Along - Nothing to See Here Let's talk about how buyers perceive your house on-line through the photos submitted by the MLS. This is definately 'judging a book by it's cover' but that's how things are done today. In fact, with...

What's the purpose of staging?    Staging your home is not concealing any structural defects. It is showing your home, with all it's warts and bumps, in the best possible light. It doesn't add another full bath or add that basement you should have gotten from the builder. It's taking your home, picturing it as a blank canvas and showing it to it's best advantage. Not to mention, we don't want it to cost a lot of money!I think that staging has become popular because many buyers do not want to see the new home they are going to purchase in it's current worn out condition. I really can't blame buyers and I think that some of this feeling comes from the fact that buyers were forced to take homes in their less than peak condition when real estate prices were at their highest.  Now, the trend...

What are Prices Doing?  Average sales price ($332,600) an increase of 2.1% from March 2018.  Sellers are now happy with prices or have decided that now is a good time to move. Some of life's choice say that it's time to do it.  How about you? Are you thinking of moving? With our overall amount of inventory we are still in a sellers market. Inventory has actually decreased from 2018. Homes actually closing is up from 2018 by 37%. Market time for homes going under contract for April is 53 days. Low inventory but yet houses are languishing on the market for 53 days? I would say that if you make sure your home shows the best in your particular price range you will 'win' with an offer. Many sellers don't get the correct information from their agent on how to get their home ready for today's...

Schaumburg Home Showings are down from 2018!Buyer appointments for showing homes in our Midwest Region is down from the previous year 2018 & even 2017. Don't know if it is because of the weather not being very kind this year or that interest rates took a blip upward. Hopefully we will catch up now that the weather has broken. These 'foot traffic' numbers track how many buyers actually open the door & tour your home.      Forecasters hope that the lowering of interest rates will spur sluggish/lackluster sales along. They did it at a good time of the year when the most purchases will usually be done. Contact me for questions on your neighborhood and the most current market details so you can make an informed decision on selling your Schaumburg home.

Schaumburg Real Estate Market for February 2019 With the spring market beginning, which months will have the most sales? In 2018 the best months to go under contract were March, April & May. They had the most activity. When does the 'spring market' begin? February 15th was the lucky day.  Yes, pop your eyes back into your head at the early time. Because .... if you were a buyer you would look approximately 30 days, then another 60 days to close equaling 90 which is springtime on my calendar!  How long to sell again Lyn? It depends.  It really does depend on you .... if you get your home ready for sale by staging it. It depends .... if you price your home right, it should sell right away. If you don't do those marketing basics the average is 95 days for February.  So how are the selling p...

How did the real estate market end up in 2018? So lets start with .... how are those prices doing? Remember that every subdivision and town is responding differently if and 'when' a home in the area goes on the market. Sellers are now pretty happy with prices or have decided that now is a good time to move. What about you? Prices increased slightly overall. Sellers or Buyers Market? Still a sellers market but the total sales are down from 2018. It ranges anywhere between -.5% to -13.7% for last year.  Inventory has increased over the last month collectively but it's all part of the winter market slow down so no worries there. If your home is currently on the market for 30 days or more, buyers have given you feedback on your condition, price, or your location. With inventory this low the...
