Towne Place was built by Lexington Builders located northeast of the intersection of Schaumburg and Barrington Roads behind the Kohls Shopping Center.  A great mix of open areas, landscaping and recreation are available here.  There are two pools and a clubhouse in the neighborhood and a walking/jogging path is also provided surrounding a nature preserve and pond. The Schaumburg Park District also operates Veterans Park which offers soccer, baseball and football fields. What are Schaumburg Prices Doing?  Average sales price ($345,260) an increase of 2.2% from May 2018.  Remember that every subdivision is responding & recovering differently if and 'when' a home in the area goes on the market. Sellers are now pretty happy with prices or have decided that now is a good time to move. How about you? Let's talk if you are thinking of moving. With our overall amount of inventory we are still in a sellers market. Inventory is UP 21% over 2018. Homes actually closing is UP from 2018 by 20%. Total homes going under contract have been the highest so far this year.  Market time for these homes is 45 days. Home prices averaged 94.5% of list in May. Sellers take my advice, this is not the way to show your house when it's up for sale! As agents, we can come across some funny & unusual things when we show homes. This is one of those stories ..... Out showing property during a weekend in the lower price ranges in Schaumburg.  And sellers, there are lots and lots of opportunities for buyers to choose from so your home better stand out for the price.  There's a good way and a bad way to get your house noticed. What's the purpose of staging?    Staging your home is not concealing any structural defects. It is showing your home, with all it's warts and bumps, in the best possible light. Schaumburg Home Showings are down from 2018!Buyer appointments for showing homes in our Midwest Region is down from the previous year 2018 & even 2017. Don't know if it is because of the weather not being very kind this year or that interest rates took a blip upward. Hopefully we will catch up now that the weather has broken.These 'foot traffic' numbers track how many buyers actually open the door & tour your home.      Forecasters hope that the lowering of interest rates will spur sluggish/lackluster sales along. They did it at a good time of the year when the most purchases will usually be done. Schaumburg Real Estate Market for February 2019 With the spring market beginning, which months will have the most sales?In 2018 the best months to go under contract were March, April & May. They had the most activity. When does the 'spring market' begin? February 15th was the lucky day.  Yes, pop your eyes back into your head at the early time.
