Market stats for the Town of Ossipee, Carroll County in the State of New Hampshire…3rd quarter indicators are reporting mixed reviews; residential, condominium and vacant land markets are down by a significant measure in volume and median sales price. The commercial market is attempting to recover with new listings, however the market is not being absorbing by investors through purchases and successful sales. As we move into the 4th quarter, active sellers along with their agents are perplexed by the amount of buyer activity over the year, with little to no results in actual sales. The buyer’s market remains, as we continue to look forward with hopes for stronger market conditions for the years end and next year’s spring real estate market. 3rd Quarter 2014 vs. 3rd Quarter 2013 Resident...

Ossipee Lake via Long Sands Market stats for the Town of Ossipee, Carroll County in the State of New Hampshire…2nd quarter indicators are reporting mixed reviews; residential markets are down in volume and slightly up in median sales price…condominium markets are equal in volume and median sales prices, vacant land parcels are up in volume and down in median sales prices. The commercial market is attempting to recover with new listings, however the market is slow in absorbing the high inventory by way of successful sales, the majority of properties are expiring and/or withdrawn prior to transfer. We’re still in a “buyers” market, seller motivation is strong, market rates continue to be appealing while qualifying scrutiny tightens. 2nd Quarter 2014 vs. 2nd Quarter 2013 Resi...

The community of Ossipee, NH located off and surrounding State Route 16 also known to locals and tourist alike as the White Mountain Highway…hasn’t come out of the woods yet.  Market activity is all over the board…new listings down, sales up, values down; every indicator reflects caution and scrutiny on the part of today’s potential buyers.  Seller motivation continues to be strong while we remain in a five year plus “buyers market”.  Carroll County’s second home/resort communities continue to drag behind the State’s overall market indicators.  There are currently 146 actively listed home; 17 offer water frontage and/or water access; 80 vacant land parcels; 5 condominium units and 8 commercial use properties.   2nd Quarter 2013 vs. 2nd Quarter 2012 Residential Markets ...

Ossipee’s Residential 2012 listing data reflects a slight increase in market inventory by 15.46% when compared with last year’s stats.  Currently there are one hundred six residential homes available for purchase; eleven offer waterfront and/or water access; zero condominium unit and eight commercial properties.  Values are showing signs of improvement by a measured increase of 6.59% over last year’s averages…total sales are up along with average sales value.  It’s refreshing to note indicators leading towards a stronger market. Market Absorption: 2012’s inventory, activity and trending would indicate a sixteen month timeframe for the market to absorb the current supply of active listings. Year-End 2012 Residential Markets 209 New Listings…an increase of 15.46% 53 Pending Sales…down 10....

Just a quick market recap on the Ossipee NH waterfront real estate market for August 2010:   It is in tough shape! With foreclosed real estate on Ossipee Lake waterfront at an all time high this year, the bank owned lakefront homes are some of the only properties that have sold and have set the values for future sales. My foreclosure property listing for sale at Weetamoe Shores Association in Ossipee NH is a perfect example of bank owned property values. Unit #9 at 80 Weetamoe Rd. in Ossipee NH is set on the grounds of a former set of camps on Ossipee Lake. The association owns the approx. 3100 ft of waterfront beachfront on Lake Ossipee. The unit owner is alotted a private area of beach and 1 boat slip on the dock. The assoc. fees have avg. out to approx. $225/month. Most people pay mo...

I just got a new Bank of America listing for sale on Ossipee Lake in Ossipee NH. This is a one of a kind offering. We have not seen very many bank owned real estate parcels for sale on Ossipee Lake. This is a foreclosure condo, actually a campominium, with direct waterfront on Ossipee Lake. The association has 3100 feet of lakefront property with a white sand beach. Each of the 16 unit owners is designated a strip of beach for their own use. The camp also has 1 slip space on a dock on Ossipee Lake. The site around each camp has it's own use of the area for privacy. This is lakefront on Ossipee Lake. The association was a girl scout camp on Ossipee Lake that has been converted to condominium, hence my new term: campominium. Each of the 16 camp buildings has been made into a very comfort...
