Twenty-two homes SOLD in Fairfield for the month of May!   Fairfield continues to have drawing power for buyers due to its award-winning schools and superb ammenities! Today, I will do a synopsis of those properties under 2500 sq. ft.  Tomorrow, I will cover the statistics of those properties which are 2500 sq. ft. or more! There were twelve homes that sold in the under 2500 sq. ft. range.  The net sales price ranged from $110,000 for a foreclosure built in 2003 up to $178,400 for a new construction one-story!  (Net sales price is equal to the contract price less any contribution the seller makes to the buyer's closing costs.  Sellers are not required to make a contribution to the buyer's closing costs.  It is an item of negotiation as are repairs to the home, a new survey, a home warra...

Eight homes have SOLD in the beautiful Northlake Forest subdivision the first four months of 2011.  Of these eight, three were foreclosures, five were regular homeowner sales (ie not a short sale, estate sale or foreclosure sale). The average price/sq. ft. for the foreclosures was $66/sq. ft.  While, the regular homeowner sale average was $79/sq. ft.  Average number of days on the market was 115. THIS IS GOOD NEWS FOR NORTHLAKE FOREST RESIDENTS!  At this time last year, there were only half as many SOLDS for the period of Jan. - April.  The average price per sq. ft. of the nonforeclosures was $74.63 and the average time on the market was 410 days, almost 14 months!   There were eight COLES CROSSING homes that sold in the month of April.  The range in price/sq. ft. was as large as the range in prices.  A three-bedroom foreclosure in the cottage section sold for $125,000 ($70/sq. ft), while an AMAZING David Weekley Callais home sold for $349,900 ($99/sq. ft).  Average price per sq. ft. was $.86 consistent with March's average of $.85. This is good news for Coles Crossing--that in spite of the down economy--price per square foot is remaining high.  However, there are A LOT of people trying to move from Coles right now due to job transfers, down-sizing, etc.  There are NINETY homes on the market as of today, April 30!  Not a problem if you have a lot of upgrades, and your home shows like a model home!!  However with this much competition, you have to ...

Happy Easter!  Hope you had a great Easter Sunday with your loved ones. Here were the eggs that we hid for the kids.  Some were bought pre stuffed with candy and others were stuffed with chocolate.  There were also hard boiled eggs and here is some dye.     Here is the yard before we hid the eggs.  The eggs that are there are for decoration.  Very cute.     Yeah, they found them all.     More activities, fishing at the pond and riding horses.     Having some fun jumping on the trampoline.   Hope you had a wonderful Easter Sunday!

If you live in the Cypress, TX area,  and you don't have curbside recycling in your neighborhood, COVENANT ACADEMY on Telge just north of Cypress N. Houston has a recycling bin!!  Located on the south end of the parking lot, the bin accepts your paper, plastic, and aluminum recyclables.      Paper products include newspapers, magazines, catalogs, and phone books. Plastic containers #1-5, #7 (rinsed and drained) Aluminum and Tin Cans (rinsed and drained) Our family goes through quite a bit of plastic with all the milk, apple juice, Gatorade, and bottled water we consume.  So, we are looking forward to being able to recycle all these items! Today, my sellers and I closed on their beautiful Cypress home located on 1.18 acres.  The first "offer" we received on it was more of an argument than an offer.  The buyers agent (in a nice way--I should add)insisted we would NEVER get anywhere close to the list price.  I had to laugh as I look back on that email "Cypress is not my area of expertise," she said, " so I may be missing the boat here. Frankly when I did the CMA, I could not come up with a value more than about (40K less than the list price)." Well, this agent did miss the boat.  This home wasn't meant to be for her clients.  In this diverse, acreage subdivision, you really cannot compare a home built in 1970, and another one built in 1988 with one built in 2000 (and built to last --extra foot on the slab, brick all sides, ...

The Coles Crossing Crocodiles are ready to kick off their 9th season and are looking forward to another incredible year!!  This years' registration will take place online from March 28th through April 2nd  Sunday, April 10.  In addition to registration, the Crocs will also be handling volunteer shift sign-ups and meet sign-ups online as done last year. These new, online procedures worked very well in 2010 and streamlined the sign-up process.    A mandatory meeting for swim parents will be held at the Community Center on April 17, 2011, 4:30PM.  We will discuss parent/swimmer responsibilities/expectations for the season as well as take questions.  Also, at this meeting we will be collecting payment for the season.  Note:  You should have already registered on-line. SPRING is here, and the buyers in COLES CROSSING abound!  Fourteen homes closed during the month of March in this master-planned community located in NW Houston, TX!  Of these fourteen homes, prices ranged from $190,000 to $351,000.  Half of these homes had a backyard pool which in most cases added some value to the home, but in one case the price per sq. ft was only $78.75.  So, having a pool is no guarantee of a higher price/sq. ft.  (This was a lovely home as well...but a relocation, so the sellers were in a hurry to get it sold.)  All homes were situated in good locations (ie they did not back up to busy streets).  The average price per sq. ft. overall was $85, and average days on the market -- 117 days (about 4 months).  Of course the best way to ensure you sell in 90 days or less ...

Northlake Forest located in the NW Houston community of Cypress, TX had six homes sell in the first quarter of 2011.  Prices ranged from a very LOW 130,000 for a foreclosure backing up to Spring Cypress all the way up to $320,000 for a 4500 sq. ft. home with an amazing lake-view lot! Interestingly, half of these homes had a pool. Having a pool versus not having a pool did not seem to affect the price per square foot greatly. I excluded the foreclosure from the price/sq. ft. calculation, which showed a price/sq. ft. of $77 for homes selling in Northlake Forest.  Average number of days on the market was 134 or about 4.5 months. Here is the February 2011 market report for the highly sought-after COLES CROSSING subdivision!  COLES CROSSING is a master-planned community located in Cypress (NW Houston area), Texas.  With award winning schools, outstanding ammenities, and beautiful walking/biking trails, Coles Crossing offers so much for its residents! This past month, six homes sold in Coles Crossing.  The average time on the market was only 32 days!  Average price/sq. foot was $83.79.  However, the price per square foot ranged from $73.55 all the way up to $94.82.  There were no foreclosures or short sales that closed this month.  There are currently 13 homes in Coles Crossing with a pending status, so the month of March should see quite a few homes closing! My kids LOVE Blue Bell Ice Cream (as do I!).  We all have our favorites!  My son's is Dutch Chocolate or Cookie Dough ice cream, and my daughter's selection varies between Mint Chocolate Chip and Coffee. In an effort to save $$, I have bought a few different "off-brand" ice creams. The feedback was anything but positive.  Yes, I must admit even one knock-off brand was offered to the family dog who turned her nose up.  Can you believe??!!
