Last month we considered the impact of the expiring tax credits (must have had a ratified contract by April 30th to qualify).  Memorial Day is now in our rear-view mirror and the impact on the local Fredericksburg Real Estate market appears to be minimal.  The market segment that was most impacted by the tax credit (homes priced under $300k) continues to be vibrant with a high level of activity.  In my opinion this is due to a host of factors but these three are most important: 1)  Interest rates have remained low and, in fact, hit extremely low levels under 5% over the past couple of weeks. 2)  As the tax credit expired some sellers of unsold homes decreased list prices to compensate and sellers generally became more flexible. 3)  After several years of turmoil in the real estate marke... 06/01/2010

For months, we've been expecting the next wave of foreclosures to hit the market.  With a record number of homeowners defaulting on their mortgage payments, it's bound to happen sooner or later.  According to yesterday's headlines from Housing Watch, we've got a "shadow inventory" of almost 1.8 million homes that are on the brink of foreclosure.  Of the 1.6 trillion in existing mortgages packaged into mortgage backed securities by Wall Street, approximately $425 billion worth are "extremely late" on their payments. Here in the Northern Virginia area, I'm seeing the housing market stablizing, prices are slowing coming up and we're seeing fewer foreclosure, but more short sales.  Lenders are realizing that agreeing to a short sale is lowering their losses by reducing their costs associated with foreclosing and managing the property while it's marketed. Will this recovery continue?  That remains to be seen.  The first-time homebuyer tax credit and expanded homeowner tax credit are certainly the reason the housing market has stablized and I believe extending this credit will help keep the market stable. 02/17/2010
