Helping families with the American Dream has truly been my pleasure for the past 17 years.  In the past 17 years, I have continued to educate myself by getting my Brokers license, earning the GRI designation, my e-pro designation and the required legal and ethical education required every two years.  I am also a Realtor, which not all real estate agents are.  This disgination in itself sets higher standards for those of us who choose to be Realtors.  We are also affiliated with the National Association of Realtors and the Florida Association of Realtors.  Like anything the more education you have the more knowledgeable you are with those you work with.  Real Estate has truly changed in the past 17 years, but one thing remains the same.  Working with me, a Professional Realtor, will give you the knowledge and education to help you make the best informed decision whether you are selling or buying a home and that is what I bring to the table for you.

Certifications

Residential real estate has been my expertise for the past 17 years.  Assisting families to SELL their house, helping them to stage the home to be viewed by potential buyers, talking about curb appeal and how important that is when my Coldwell Banker sign goes up in their front yard. Using strategic marketing to get the information of this new listing to as many people as possible.  Explaining how important it is for the potential buyers who are coming to look at the home already be pre-approved, so if they like the house they can make an offer. Once an offer is made and negotiated the executed contract file goes to our transactional coordinator who follows it all the way to the closing. 

I also enjoy working with buyers to find that perfect place for them to call home.  The buyer must decide to pay cash or get financing.  If paying cash, I explain that proof of funds will be required to send in with the offer of the home they wish to make an offer on.  If financing, I must have a letter from the financial lender who will be closing this loan, that this buyer is pre-approved up to a specific amount.  The buyer is given all of the necessary financial information from this lender prior to us going out to look at houses, so that the buyer already knows that they can afford a house up to a specific amount of money.  The buyer makes an offer and once the negotiations have been completed and the buyer and seller sign they a contract.  This contract is then given to the transactional coordinator to follow up with until it closes.

Short sales are not going away any time soom.  I do assist those who need to sell using a short sale listing and explain all of the necessary requirements to get this completed. 

I also assist buyers in attempting to purchase a short sale, explaining that this process can take much longer than a traditional (regular) purchase.
