Let's chat a little about the local real estate market here in Arizona, at least in the Phoenix area.
It isn't like it was two or even one year ago. Since last year at this time prices are up ~20%. The number of properties available has crashed. There was a dramatic shift in our market in January 2012. There is now HIGH Demand and LIMITED Supply. Even New Home Construction is on the upswing.
A couple of years back 47,000+ Active Properties were sitting waiting for Buyers. Right now that number, depending on the day, hoovers around 10,000 Single Family Actives. That's it. And since a fair chunk of that is Short Sales, the real number available is even less.
A city like Mesa with over 500,000 residents has only about 550 Active properties. Gilbert and Chandler each have about 350 Active properties. Buyers are smart and motivated. Sellers are paying attention and acting on the increased market interest.
