Perfect client is the one with reasonable expectations. I have their solutions.
Who is my ideal client is a different question and the answer to that question dictates where I spend my money, the vocabulary I use, the value proposition I present and the venue for communication. This 30ish professional has goals for establishing a family, has been promoted three times in their career, has post graduate education, middle management, pursues good health, well read, and relies of professionals for the important things in life.
The perfect buyer is one who is already approved for a mortgage or is a cash buyer who knows what he wants to buy and willing to pay a fair market price.
They are all perfect we just need to make sure they have strusture and a great sales team behind them.
The one who calls me and asks that I write up an offer for a $100 million home.
