Ginger Harper - Just went into contract yesterday on a multiple offer deal. Why? CASH and Full Price. An argument can be made that all deals are cash but I argue that loans mean necessary contingencies! Dodd-Frank means - add 3 days if you make a change!! Sellers will take the cash offer over any loan. What I won't say is that a low ball cash offer will win out over a PreQual.

I'm a mortgage lender so this is a no brainer, I like to work with folks that come to me in advance and let me do a pre approval letter for them. It makes it easier on my Realtors too so they like it as well. Cash buyers tend to be more demanding
