Escheat is not that historical or obscure.  Still see the word used from time to time.

 Escheat is the transfer of title of property or an estate to the state when an individual dies without a will and legal heirs. Escheat ensures that property always has a recognized owner, which would be the state or government if no other claimants to ownership exist.

Yep knew this too and always found this one in real estate class a topic I wanted to really make an impression on. You need to have a will. Many people never bother and even some don't have any known relatives then guess who gets all they have? Yep the Government.
